Suzannah Toop, who served as CEO of the agency’s property management division alongside her sister Genevieve, confirmed the departure happened at the end of last year after 14 years with the business.

“Over the past 14 years, TOOP+TOOP Real Estate has been a huge part of my life,” she said. 

“I grew up in the business, have learned from so many incredible people, and had the opportunity to be part of something very special.”

Before joining the family business, Suzannah studied Law and Commerce at Bond University and worked in AMP Capital’s property funds management team in Sydney before returning to Adelaide in 2012. 

During her tenure, the property management division won multiple REIA Innovation Awards and was named REISA Property Management Team of the Year in 2023. TOOP+TOOP also took out the REIA Large Residential Agency of the Year award three consecutive times.

A global lens on renting

It was time spent at Stanford University that ultimately crystallised a new direction, and a belief that the rental experience is overdue for a fundamental rethink.

“Stanford gave me the space to step back from the day-to-day and look at things more globally,” Suzannah said. 

“What really stood out was how the most impactful companies aren’t just improving an existing model, they’re redefining the experience entirely. They build ecosystems, not just services.”

That shift in perspective has informed what she is now building. 

“I’m building what I believe is the next evolution of renting,” she said. 

“For a long time, property management has been delivered as a service, often fragmented and inconsistent depending on location. What I’m interested in is how we create something more connected, an experience that feels considered, consistent and genuinely supportive for both owners and tenants.”

While technology and AI will play a significant role in improving efficiency, Suzannah is clear that the real opportunity goes beyond automation.

“Renting is fundamentally human. People want to feel secure, understood and connected to where they live. That’s the lens I’m building through.”

Built on years of groundwork

The venture is not a sudden pivot. 

Suzannah says it is an evolution of ideas she has been working towards for several years, led by her time leading TOOP+TOOP’s property management arm and building Lululiv.

“I’ve seen both the strengths of the industry and also where it can fall short – particularly in how disconnected the experience can feel,” she said. 

“This next chapter builds on those learnings, but takes a much broader view. It’s less about improving individual parts, and more about rethinking how everything connects – across people, places and systems.”

She believes the industry is on the cusp of meaningful change. 

“I think the next chapter of renting will look quite different to what we’ve seen before.”

Family support and a proud legacy

Ownership of TOOP+TOOP previously transitioned to Genevieve, Bronte and Suzannah as part of a planned succession from founders Anthony and Sylvia, and the business continues to operate under that structure. 

Suzannah says leaving was not a decision made lightly.

“My family has been incredibly supportive. TOOP+TOOP is very much part of who we are, so stepping away was a significant decision – but one that was made with a lot of thought and mutual respect,” she said.

“They’ve always encouraged me to follow where I feel I can have the greatest impact, and I’m very grateful for that.”

She remains proud of what the team built together.

“I’ve loved every minute of leading our family business, alongside my family and some of the most incredible humans – many who have become lifelong friends. I’m so proud of everything we’ve built together.”

As for what comes next, Suzannah is keeping some details close for now – but her energy is unmistakable.

“I’m excited for what’s ahead.”
