When Steve first walked through 48 Vidler Court in Landsborough, the house had already been on the market for 45 days without a single offer. The previous campaign wasn’t necessarily flawed — it just lacked a plan.
Steve saw the issue immediately: first impressions weren’t doing the property any favours. The front fence needed attention, the veranda could use a refresh, and the presentation inside wasn’t telling the story the home deserved.

“The property was originally listed with another agent for 45 days. That agent wasn’t a bad agent, they just didn’t have a plan,” Steve said.
“We met the owner and took the listing on, set up a plan, presented the property better, did some really good photos and some video, and then held open for inspections several times a week.”
Competition builds in the second weekend
The first weekend brought three inspections and one offer — a solid start, but not the result Steve was chasing. By the second weekend, interest had escalated sharply: ten inspections and eight offers.
The shift wasn’t luck. It was exposure. Giving the property time to reach buyers across platforms, combined with weekend inspection options on both Saturday and Sunday, meant more people could engage with the campaign on their own schedule.
When eight offers landed, Steve took a transparent approach. He declared the competition to all parties and invited everyone to put their best offer forward. The vendor chose the offer that balanced the strongest price with the most favourable conditions.
“We told everybody that there were multiple offers and gave everybody the opportunity to put their best offer forward,” Steve said.
“The owner took the offer that, in his opinion, was best price coupled with best conditions for him.”
Local couple secures the house
The successful buyers were a local young couple looking for their first owner-occupier home. For them, the three-bedroom house on a 916 m² block in a quiet street ticked every box.
For the seller, the result was better than expected — especially after 45 days of silence under the previous listing.
“The owner was very happy with the result. In fact, he was surprised by it. He wasn’t expecting such a great response,” Steve said.
