The swift result came down to preparation meeting opportunity. Roslyn worked closely with the young vendor couple on decluttering and presentation, engaged a professional photographer to showcase the property’s strengths, and had all documentation ready before listing.
When an overseas buyer with local family guidance walked through, the property’s presentation allowed her to look past its location challenges and connect emotionally with an unexpected feature.
“I spent time with the sellers making sure that our preparation was key, that the property was presented perfectly,” Roslyn said.
“I had an extremely good photographer and we worked closely together to present the property in its best light.”
The preparation work focused on managing vendor expectations while creating a property that would photograph beautifully and show well in person.
“I think that the discussions and the time that I spent with the owners preparing them for what was ahead helped them understand what they needed to do in minimalising their clutter and creating a well-presented property,” Roslyn said.
The buyer connection
The successful buyer was based overseas but had family in Australia who had been searching on her behalf. They had viewed other properties without finding the right fit.
When they walked through Unit 205, something unexpected created an emotional connection that sealed the deal.
“When they entered this particular space, whilst it wasn’t what I would call the easiest property to sell where it was situated and what the view outside was, it was honing in on exactly what this owner was looking for,” Roslyn said.
Buyers commented most on the property’s presentation and the kitchen flowing into an open living area. But the feature that made the buyer commit was a stunning tree visible from the apartment.
“There is a stunning tree outside that just made it very homely and very cool. That made her feel like it was something that really affected her emotionally about buying the property,” Roslyn said.
The negotiation
As a cash buyer, the purchaser was able to move quickly. She submitted an offer, and Roslyn negotiated between buyer and vendor to reach an agreement that delivered the top price ever achieved for that apartment size in the complex.
“We had to raise the bar a little bit to get it across the line. But it still ended up as the top value ever for that size apartment in that complex,” Roslyn said.
The result represented a significant achievement given the building’s sales history — the same unit had previously sold for $475,000 in 2021, and another apartment in the building (Unit 504) also traded at that price point in the same year.
When Roslyn delivered the news to her vendors, their reaction said everything.
“It was a young couple and I would have to say their tears of joy said it all,” she said.
The Kedron context
Kedron is an inner-northern Brisbane suburb characterised by a mix of established detached housing and newer medium-density apartment developments.
The Gallagher Street precinct represents a modern, higher-density pocket within a traditionally low-rise residential area.
The forward view
Roslyn is careful not to promise replication of any single result, emphasising that every campaign responds to different market conditions.
“Every market’s different. Every campaign’s different. Every movement through a property is different. Not one is replicated,” she said.
Her advice to future sellers centres on preparation and realistic expectations while aiming for the best possible outcome.
