Six offers in a week as Dakabin villa captures first-home buyer and downsizer demand

Six offers landed in one week for Rheanna Burdon of McGrath North Lakes after strategic database work built buyer momentum before her Dakabin villa went live, delivering $820,500 for the vendors.

The result came from a presentation-focused campaign that prioritised professional staging and pre-market database engagement, allowing the property to hit online portals with momentum already built.

The buyer and the competition

The property at 3/23 Essencia Avenue appealed to buyers seeking low-maintenance family living close to amenities. First-home buyers and downsizers made up the bulk of interest, drawn to the villa’s proximity to a local park and shopping centre, and the quiet suburb character.

Six offers came forward during the one-week campaign. More than 30 buyers remain active in the area.

Presentation and pre-market strategy

Rheanna worked with the vendors on comprehensive preparation before the listing went live. The campaign included backyard tidying, internal painting, new carpets, professional cleaning, and full staging.

“We wanted to make sure it was going to capture everybody looking online via realestate.com.au, Domain, or on social media platforms,” Rheanna said.

The presentation delivered the intended effect at inspections, with buyers responding positively to the home’s warmth and street appeal.

“The home turned out to be exactly what we were working towards. It was eye-capturing, it felt really nice when you came in to view the home. Buyers loved it when they were coming through — they thought it was cute and it was exactly what they were looking for.”

What the market means for future vendors

Rheanna’s advice for anyone listing in the same location centres on presentation and momentum.

“In this market, we need to create the best presentation possible so we can hit the ground running. I did a lot of pre-work with our database of clients leading up to launching this home, so I would be focusing heavily on that and building momentum so that when it does hit the online portals, we already have a long list of eager buyers to come through the property and make an offer.”

The vendors were pleased with the outcome and have secured Rheanna to sell another of their properties in the coming months.

The quick sale and multiple offers signal sustained demand for well-presented, family-oriented properties in low-maintenance formats across Dakabin.
