Raine & Horne top 10 front-runner: Clare Dawson from Tin Can Bay

Clare Dawson of Raine & Horne Tin Can Bay among top 10 salespeople for the brand's Queensland office in area where median is $328,000 and is shaping up as the leading agent in the brandโ€™s Queensland network.

Ms Dawson, who recently turned 31 and started in real estate in 2012, is currently leading the field based on the number of her sales in 2017, and is in the top five for the dollar value of her sales, according to Steve Worrad, General Manager, Raine & Horne.

Clare is consistently one of Raine & Horneโ€™s best sales agents. In 2014, the Tin Can Bay agent was among the groupโ€™s top 10 sales agents, a status she has since sustained, according to Robin Creighton, Principal, Raine & Horne Tin Can Bay.

โ€œThe fact that Clare is one of our best agents in Queensland is quite an effort as the median house price for Tin Can Bay is just $328,000 and there are fewer properties for sale here than in other markets,โ€ Ms Creighton said.

โ€œClare was one of our groupโ€™s leading four agents for sales values and the number of sales last year and she prides herself on a strong work ethic, honesty and a can-do attitude that is typical of Generation Y sales agents.

โ€œIโ€™ll admit that I was a little hesitant to give Clare a start in sales sight unseen five years ago given her relative youth. But now Iโ€™m an active recruiter of sales agents from the Millennial generation.โ€

Clare celebrates five years with Raine & Horne in May next year and comes from a hospitality background, with the intention of always getting into the real estate industry.

Clare says her success comes from building authentic relationships.

โ€œI think it’s a people industry. It’s not so much of a hard sell these days, it’s about gaining trust from clients and customers and creating that rapport. Buyers want to buy and sellers want to sell.โ€

The Raine & Horne Tin Can Bay office has 9 staff but Clare works on her own without an assistant. She sells about 80 properties a year and does all her own contract work.

โ€œHonesty, communication and being approachableโ€ are Clareโ€™s principals she follows in her work, and they have paid dividends in her results. Tin Can Bay has 6000 residents and Clare says working in a small town is helpful.

โ€œMy twin five-year-old boys attend the local school, you talk to your neighbours, you see clients in the shopping centre and that actually really helps because they know you on a personal basis and you can gain that trust. We have to tailor ourselves to the marketplace and we know that the big-city strategies wonโ€™t work here.โ€

โ€œYou have to get through that stigma people have of real estate agents. A lot of people come with their guard up but a simple conversation can shift that. โ€

The office uses tech and databases to streamline certain processes, including reminders to send out things like anniversary cards. Social media marketing is a tool that Clare uses and is excited about.

โ€œWe have social media officer, we produce daily content and she does the posts so I don’t have to worry about marketing. I love the marketing aspect and learning more about it.โ€

Clare says Raine & Horne โ€œholds the marketplaceโ€ in Tin Can Bay, given it has been established in the area for 21 years but doesnโ€™t underestimate the local competition, including Century 21 which has opened up as well as other boutique agencies.

Her ultimate goal is to eventually own her own real estate agency.

โ€œThe plan is to continue to be successful in the industry. I’d like to keep refining my skills and professional development.โ€
