Clifftop Clovelly apartment sells for $2.3 million after strategic pre-Christmas launch

The result was shaped by strategic timing and sustained buyer interest over the festive period.

Launching before Christmas to capture peak traffic

Rather than waiting for the traditional February return, Nicholas recommended bringing the property to market before Christmas to capture the seasonal spike in online search activity.

“Domain and realestate.com.au consistently report Boxing Day as one of the busiest days of the year for property searches, so we were keen to have the property online and visible before Christmas,” he said.

The campaign generated enquiry throughout the holiday period, with interest coming from a broad cross-section of buyers drawn to the apartment’s clifftop position.

“What was fascinating was the range of buyers the property attracted,” Nicholas said. “We had local buyers inspecting the apartment straight after a swim at Clovelly Beach, while at the same time receiving enquiries from interstate and overseas purchasers. It demonstrates the unique appeal of premium coastal property, where the buyer pool extends well beyond the immediate area.”

One buyer group, represented by a buyer’s agent, inspected multiple times before committing.

Three offers and a tightly held location

Located on one of Clovelly’s tightly held oceanfront streets, the apartment’s elevated setting, ocean outlook and proximity to the beach contributed to competitive bidding.

The campaign produced three offers, with Nicholas negotiating between parties to secure the $2.3 million result and a 30-day settlement, allowing the vendors to transition smoothly to their next move in regional New South Wales.

“The vendors were thrilled with the outcome,” Nicholas said. “Having owned and enjoyed the apartment for many years, it was naturally a bittersweet decision to sell. However, achieving an excellent result and a smooth transaction with a quick settlement gave them great confidence as they moved on to their next chapter.”

Nicholas said properties in locations such as Clovelly, Bondi Beach and Tamarama often operate within their own market segment.
