Midjourney and ChatGPT accelerate luxury home renovation under tight deadlines

The owners of an immaculately renovated, luxury Broadbeach Waters property that’s set to go under the hammer later this month have credited the combination of AI and human creativity for transforming it under tight deadlines.

Mark Edwards and Samantha McLean, founders of EliteAgent.com, renovated 35 Cypress Drive themselves. It was Mark’s sixth flipped property.

But with limited time before the November 25 auction, they needed to make quick design decisions.

“I don’t have Mark’s reno experience,” Samantha said.

“But AI helped us bring our ideas to life quickly.

“With only a few months to substantially renovate, stage and list the home over the busy spring selling season, the timeline was tight. And in the tradie-strapped Gold Coast market, it was a case of you snooze, you lose.”

So Samantha, who runs workshops that help real estate agents become more efficient with tools like AI, decided to practice what she preaches by putting to use tools like ChatGPT and Midjourney to conceptualise elegant designs fitting with the striking hacienda style archways, a standout feature of the property.

“The AI took my vague ideas and made them real,” she said.

“That let us confidently make decisions because we could see what things would look like.”

According to Mark, AI accelerated the process, but human touch was still vital.

“While AI helped us ideate, we added our flair with customised finishes and easy living and storage ideas for the kitchen, bathrooms and living areas,” he said.

The home is listed with Dan and Essie Moloney of Harcourts Coastal, who were impressed by how quickly everything came together.

According to the listing description, the home has been “entirely reimagined”, and all the lucky buyer would need to do is “move in and immediately live the luxurious lifestyle this property offers”.

Features of the four-bedroom home include formal and informal living and dining zones, a high-end kitchen complete with Calacatta stone benchtops, a built-in microwave and an integrated dishwasher.

There are a pair of large, light-filled living areas with new timber floors that flank the central dining zone and one living space flows seamlessly out to the stunning outdoor entertaining zone and large sparkling, in-ground swimming pool, which has been completely resurfaced.

“It’s the perfect spot to unwind after a long week at work while the children splash in the pool – you may even feel like you’re on a holiday at home,” the listing states.

Other features include two renovated bathrooms, a mini farmer’s market garden and an oversized double garage with a glossy epoxy-coated floor and plenty of storage, meaning it could also double as an artist’s or yoga studio, home office or a home gym.

Essie said the home truly stands out.

“Considering the location and price point, the style and quality achieved here is exceptional,” she said.

Dan agreed.

“All that’s left to do here is to move in and love your life,” he said.

Mark and Samantha believe integrating AI will provide opportunities for the real estate industry, especially regarding staging, renovating, and generating ideas.

“With AI, anyone can use low-cost tools like MidJourney to accelerate the design process,” Mark said.

But Samantha also notes the human element remains key.

“This home shows how AI and human creativity can create something beautiful, functional, and a dream to live in,” she said.

“But it never would have happened without Mark’s hard work.”

The AI-enhanced luxury property will be open for inspection at 5.30 pm on Wednesday, November 8, and go to auction on 25 November through Harcourts Coastal.
