“We had double the inquiry on this unit in comparison to the two previous units that we sold in the same building recently,” Matthew said.
“The AI graphics — it was an exciting video, interesting to watch the furniture drop into the apartment and show the potential of the property.”
Multiple offers above expectations
The unit went under contract on 3 June 2026 after just five days on market, selling for $710,000 via private treaty.
The buyer came from Matthew’s database and had previously viewed other units in the area, demonstrating the value of maintaining active buyer relationships.
The vendors had been nervous about listing, having absorbed media coverage about a slow market. Instead, they received multiple offers above their expectations within the first few days.
“They were obviously nervous because they’ve heard a lot of media talking about the market being slow,” Matthew said.
“So they were very shocked that they had a number of offers above their expectations within the first few days of being on the market.”
Location and building context
Strathfield sits in Sydney’s Inner West, known for its rail connectivity and proximity to Strathfield Plaza. The apartment building is only two years old, positioned moments from the station and local amenities. Recent comparable sales in the same complex include 1/10 Belleverde Avenue, which sold for $680,000 in September 2025.
