Battle-axe block with 600sqm of land finds buyer in three weeks after 90-day listing stall

Locky Sadioura sold a four-bedroom house at 43 Talana Hill Drive, Edmondson Park, for $1.1 million after three weeks on market, delivering relief to vendors who’d been waiting 90 days with another agent.

When Locky took over the listing at 43 Talana Hill Drive, Edmondson Park, the four-bedroom, two-bathroom house on 600 square metres had been sitting for more than three months. The vendors were frustrated, the previous campaign had stalled, and the market feedback wasn’t translating into offers.

Locky sat down with the sellers, listened to their concerns, and looked closely at what hadn’t worked. The first thing he changed was the open home timing.

Open homes when buyers are actually available

The previous campaign had been running inspections after 2pm. In Edmondson Park, Locky knew that was when traffic dropped off. He shifted to morning and mid-afternoon slots, immediately capturing a different pool of buyers.

He also started booking private inspections before the open home schedule went live, matching qualified buyers from his database who’d already made offers on other properties but missed out.

“For me, the key was honest communication and making sure we focus on the right buyers for the right property,” Locky said.

“We launched the campaign, called our buyer database, and did two open homes each week. We finally got the offer, the owner accepted, and it’s finally sold.”

The buyer who’d been searching in Oran Park

The successful buyer came from Oran Park, where 600-square-metre blocks with houses typically sell well over $1.1 million. At Talana Hill Drive, they were getting the land size they wanted with a complete home already on it.

The battle-axe configuration didn’t deter them. They saw the potential, particularly for their children to play in the backyard, and made their decision quickly.

They paid the deposit the same day.

Keeping vendors informed every step

For sellers who hadn’t seen an offer in a month and a half, transparency was critical. Locky provided campaign reports, Ignite data, and Domain statistics throughout the process, so the vendors understood exactly where the market sat.

When the offer came through, they didn’t hesitate.

“They said, ‘Locky, we did not see an offer from last month and a half. This offer is great. We would like to go ahead,'” he recalls.

“They trusted us because we were telling everything upfront. They gave us five stars.”

Edmondson Park’s land size appeal

Edmondson Park is a family-oriented growth suburb in south-west Sydney with strong owner-occupier appeal and proximity to Ed. Square shopping centre and Edmondson Park Station. The area’s median is typically 28 to 52 days on the market, making this three-week campaign a very competitive result.

What the campaign demonstrated

Locky sees the sale as proof that timing and strategy matter more than simply waiting longer.

“For me, this sale was a great reminder that sometimes a property doesn’t need more time on the market, it needs the right strategy, the right communication, and the right agent behind it,” he said.
