Dual-living home in East Innisfail finds perfect family match after comprehensive campaign

Jean Laterre has sold a four-bedroom dual-living home at 35 Carmel Street in East Innisfail, Queensland, for $450,000 via private treaty after 38 days on market.

The buyer story

Jean Laterre has sold a four-bedroom dual-living home at 35 Carmel Street in East Innisfail, Queensland, for $450,000 via private treaty after 38 days on market.

The property attracted a family from Cairns, about 100 kilometres north, who were searching for a home that could accommodate their extended family with privacy for teenage children.

“They liked the dual living because they have an extended family, which would suit them perfectly,” Jean said.

“Upstairs and downstairs, separate living and privacy for the family and the teenage children. So they had a teenage retreat downstairs, which was ideal.”

The buyers left a five-star Google review praising Jean’s authenticity and professionalism, describing the purchase as “stress-free and seamless” and highlighting his “honest and ethical mannerism” that built trust throughout the process.

The campaign approach

Jean deployed a comprehensive multi-channel strategy, handling professional photography, editing, and virtual furnishing himself before distributing the listing across 11 platforms including realestate.com.au, social media, YouTube, and Gumtree.

The campaign also targeted Australian investors nationally and reached over 100 countries internationally.

“I explained that it was ideal for extended families, dual living buyers, investors or work-from-home professionals,” Jean said.

During inspections, buyers responded to both the dual-living configuration and the property’s solid construction — a double-storey red brick and block home on a corner block with dual access.

“They also liked the fact that the house was a very solid home,” Jean said.

“It was an older style home, but very solid red brick and block home, double storey, very solid home positioned on a corner block, dual access to the block, a large quarter acre block, high set, flood free.”

The location appeal

East Innisfail is a sought-after residential suburb on elevated, flood-free land, appealing to families seeking proximity to schools and town amenities. The property’s elevated corner position and quarter-acre block offered the space and privacy increasingly valued in regional Queensland markets.

The negotiation

The sale progressed smoothly until building and pest inspections revealed some required work on the older home.

Jean negotiated a $20,000 reduction from the original $470,000 contract price to account for the maintenance needs.

“The sellers agreed because they were very motivated and very cooperative to a $20,000 discount on the original contract price,” Jean said.

The sellers expressed delight with the final outcome, impressed by Jean’s professional guidance and constant communication throughout the process.

“They were genuinely happy to see their much-loved home passed on to buyers who would appreciate it as much as they did,” Jean said.

The forward view

For sellers considering the East Innisfail market, Jean emphasises the importance of proper positioning from day one.

“Making sure that we educate the sellers to position the property and pricing to match the market — being competitively priced in the market, that was very, very important,” he said.

“And also being an older property, highlighting the advantages of an older property, built with good quality materials, and a very solid home.”

Jean’s hands-on approach — including being available seven days a week for calls and inspections — ensures buyers can engage with properties on their schedule, a crucial advantage in regional markets.
