The styling challenge
Jason knew the two-bedroom townhouse at Unit 1, 112 Church Street, Grovedale had strong fundamentals—full electric conversion with solar panels and battery, a double garage, and scarcity appeal as one of only two townhouses on the block. The challenge was the styling.
“The property was internally painted and styled quite uniquely, so a lot of the comments were around that, but unfortunately not in a good way,” Jason says.
Several parties walked away because of the distinctive stickers and paint choices. But Jason held firm on the property’s underlying strengths and found buyers who could see past the surface.
The right buyers
The winning party were local first-home buyers who had been renting in Grovedale and were drawn to the energy efficiency angle.
“They were definitely interested in the fully electric and the possible savings on their power bills,” Jason says.
The buyers plan to remove the stickers and repaint in neutral tones—a straightforward cosmetic fix that unlocked the property’s value for them.
Three offers, clean terms
The campaign attracted three offers after 20 days on market. The vendor selected the highest price—subject to finance—over a lower cash offer.
“The owner went with the cleanest offer in terms of conditions,” Jason says.
The property sold for $563,000 via private treaty, a result Jason attributes to competitive pricing and positioning the electric conversion as a drawcard in a market where energy costs matter.
The location appeal
Grovedale is a traditional, low-density suburb with established housing and family-friendly amenities including Mandama Primary School, Grovedale College, and Waurn Ponds Shopping Centre. The suburb’s median unit price sits around $548,750, with the property positioned in a quiet part of Church Street among a mix of detached homes and unit developments.

“To style to the majority or the masses, if you like, rather than your own personal taste. To price as competitively as you can to attract interest in a short timeframe, because that will help in a market that appears to be softening,” he says.
The campaign demonstrated that the right buyer will see past cosmetic hurdles if the fundamentals—location, features, and price—are strong.
