Shahid Khan and Fatima Zahra have opened Ray White Hoppers Crossing, bringing their family-led approach to one of Melbourne’s western suburbs.

The husband-and-wife duo are joined by a founding team that includes senior sales agent Sharief Lorenz Rutene and senior sales team member Shildi Mullalli.

Shahid began working in Hoppers Crossing in June 2024. Within 12 months, his team had reached the number one spot in the suburb, picking up accolades across the Ray White network and realestate.com.au.

Shahid, principal and director of the new office, said the business was built around family values.

“This is a true family business,” he said.

“Fatima and I, alongside our core team, view ourselves as a family, and we bring that exact level of care, loyalty, and commitment to our clients.

“We aren’t just opening an office; we are embedding ourselves into the future of this community.”

Shahid described Hoppers Crossing as having transformed from a quiet countryside area 20 to 30 years ago into a multicultural hub with strong infrastructure, schooling and a growing number of places of worship, including local mosques and temples.

He said the suburb’s limited land supply was creating economic insulation for property values, even as buyers moved in from neighbouring areas.

“Despite broader market hesitancy, Hoppers Crossing is incredibly resilient because demand heavily outweighs supply,” he said.

“For sellers, it is an ideal market to capture premium prices. For buyers, with supply shrinking daily, there is no better time than right now to secure a foothold in the area.”

The median house price in Hoppers Crossing currently sits at $755,000. Shahid’s team has sold more than 15 properties over $1 million in the suburb in the past year, including landmark sales of $2.2 million and $2.4 million.

Shahid said the office was aiming for 20 per cent of the local sales market share and more than 150 properties under management within its first 12 months of operation.

He also outlined his philosophy on the business beyond the transactions themselves.

“We’re in the business of helping families begin their next chapter. Every home we represent is treated as if it were our own,” he said.

“Real estate isn’t about transactions. It’s about trust. Long after the sold sticker goes up, we want our clients to remember how we made them feel.

“I don’t wake up thinking about selling property. I wake up thinking about how we can create a better experience for every family that trusts us.”

Ray White Victoria and Tasmania chief executive Domenic Belfiore welcomed Shahid and Fatima into business ownership within the network.

“Shahid and Fatima represent the absolute best of the next generation of real estate leaders,” Domenic said.

“Their energy, commitment to excellence, and deep connection to the local community make them the perfect fit to fly the Ray White flag in Hoppers Crossing. We are thrilled to support them as they take this exciting next step into business ownership.”
