Emma Orchard has sold a two-bedroom villa at 16A Aberle Street, Hamilton Hill for $849,000 via private treaty after just nine days on market.
The market read
Emma Orchard knew the fundamentals were in her favour before the first inspection. Perth’s residential market was running on exceptionally low inventory, and Hamilton Hill was no exception.
“There was very short supply in the Perth area,” Emma said.
The property itself played to investor appetite perfectly – a two-bedroom, two-bathroom villa with two off-street car spaces, tenanted through to November at $750 per week.
What investors noticed
Local first-time investors moving into the market were drawn to specific features that delivered both lifestyle appeal and practical returns.
“It was thoughtfully designed – it felt bigger because of the high ceilings,” Emma said. “It was new, no maintenance, and in a good location of Hamilton Hill close to the Hilton border.”
The buyers were investing close to home, seeking a low-maintenance property in familiar territory. The existing lease provided immediate income certainty, while the location gave them confidence in long-term capital growth.
The preparation advantage
The sellers entered the campaign with clear objectives – they needed fast settlement and were prepared to work with the market timing.
The property’s tenanted status could have complicated inspections, but became an asset instead.
“The tenants presented the home really well,” Emma said. “There was an existing lease in place until November, leased at $750 a week.”
That combination – strong tenant presentation and locked-in rental income – meant investors could see exactly what they were buying, with no speculation about achievable rent.
The settlement
The sale went under contract on 27 March 2026 after nine days on market. The sellers achieved their fast settlement timeline while the buyers secured their first investment property with the opportunity for an immediate rental yield.
“The sellers were great,” Emma said. “They were very happy with the outcome and they were after a fast settlement – this really suited them well.”
The location context
Hamilton Hill sits within Cockburn local government area, close to the Hilton border. The suburb offers strong connectivity and established amenity, with East Hamilton Hill Primary School 100 metres away and Fremantle College serving as the secondary intake area 2.3 kilometres distant.
