An ultra-sleek, Los Angeles-style architectural masterpiece in London’s prestigious Hampstead has officially sold in a blockbuster £15 million (AUD $28.68 million) deal.

The sprawling six-bedroom detached mansion on discreet Cannon Lane was designed by world-renowned Italian minimalist architect Claudio Silvestrin, the visionary master of contemporary minimalism behind some of the most famous, zen-like sanctuaries of the global elite.

Silvestrin famously created Kim Kardashian and Kanye West’s Manhattan loft, worked with Belgian designer Axel Vervoordt to advise Kim Kardashian on the five-year refurbishment of her Los Angeles residence in Calabasas, and spent years crafting sleek interior spaces for fashion titan Giorgio Armani as well as digital art heiress Caroline Neuendorf.

Offered for sale at £15,000,000 (AUD $28.68 million) through Beauchamp Estates, the high-profile deal was negotiated by Rosy Khalastchy, Head of Beauchamp Estates St. John’s Wood office.

The buyer is a European family relocating to London, primarily for the husband’s work in private equity, who were drawn to the villa’s rare combination of scale, striking design, absolute privacy, and minimalist style.

Spanning a massive 7,940 square feet (737 sq.m) across five light-filled floors, the Hampstead residence brings West Coast luxury straight to North London.

Before finding its permanent owner, the home served as a secret rental hideaway for a series of Hollywood stars filming in the UK who each wanted to make it their home while working in London.

The property is packed with luxury features, including a two-car garage with a James Bond style car lift alongside an internal passenger lift connecting all five levels.

An entire lower floor is dedicated to a subterranean health spa, complete with a 60-foot swimming pool, gym, sauna, steam room, and a floating treatment and massage room edged by rill water features.

For entertaining, the main reception rooms flow through full-height glass walls to multi-tiered terraces and an eco-garden designed by RHS Chelsea Gold medallist Chris Beardshaw, where each principal room opens onto its own walk-out glass balustraded balcony.

Inside, Silvestrin’s signature aesthetic relies on a subtle palette of natural materials, featuring yellow-ochre rock slabs to the walls and floors sourced directly from the Italian Dolomites, paired with warm oak timber floors, oxidised brass, and sleek bronze hardware.

The first floor is dedicated to a lavish principal bedroom suite spanning the full width of the villa with a walk-in dressing room and a principal bathroom centred around a sculptural freestanding bathtub.

Three additional bedrooms opening onto private balconies complete this floor, while the top storey features a second principal or guest suite wrapped in its own terrace.

“The Claudio Silvestrin villa in Hampstead is an exceptional property, like a fine piece of contemporary artwork, and has found the right owner to fully appreciate it. The combination of minimalist interiors and terraced gardens provide the perfect London retreat. Over the last few years the villa has been rented out to a series of Hollywood stars, who each wanted to make it their home whilst working in London,” Jeremy Gee, Managing Director of Beauchamp Estates.

Rosy Khalastchy, Head of Beauchamp Estates St. John’s Wood office, added the sale reflects the enduring strength of Hampstead as a destination for families relocating to London.

“Buyers of this calibre are looking for homes that combine genuine architectural pedigree, with privacy and convenient location. Cannon Lane delivers on all three. It’s a fantastic result for our client.”
