Faced with the challenge of targeting a wealthy buyer pool for an ultra-modern, hill top mansion in Warrandyte they put together a clever, targeted campaign that showcased the sheer magnificence of the home.
While still using the traditional marketing tools such as newspaper advertising and photo board, they elected to put a heavy emphasis on digital media, with the result that the property became the most viewed property on realestate.com.au for the entire 2016 and had over 434,714 views online in total.
After a four week campaign they had received more than 250 mail enquiries, 200 phone enquiries, 180 qualified buyers saw the home by appointment and at the end of the campaign the property sold for over three million dollars, setting a record price for the area.
Principal of the Manningham, Whitehorse and Eltham offices, Spiro Drossos, was thrilled with the award.
โWe are great believers in the fact that a good marketing campaign can have a significant impact on the price a seller achieves for their home. In this instance, we had an exceptional property to market, but we were looking for a class of buyers that wouldnโt normally be looking in that area for their dream home. Everyone involved in the campaign did an amazing job.โ
The Barry Plant Manningham office was also awarded for their marketing expertise at the Barry Plant Awards for Excellence held in September when a property they marketed in Lower Plenty took out the award for best property marketing campaign of the year with a budget of over $10K.
