Alice in Wonderland garden seals Chisholm sale

Abbey Morris has sold 18 Wolstenholme Street, Chisholm, for $766,000 in just five days, with database buyers falling in love after discovering the property’s Alice in Wonderland themed garden matched their favourite film.

Abbey Morris has sold 18 Wolstonholme Street, Chisholm, for $766,000 after just five days on the market, with a database buyer couple discovering their dream home through a detail most portals would never capture.

The three-bedroom house featured an Alice in Wonderland themed garden — and when Abbey mentioned this during a private viewing, the buyers revealed it was their favourite film. Combined with the property’s open-plan layout, French door access to a covered outdoor entertaining area, and turnkey presentation, the emotional connection sealed the deal.

The buyer story

The successful buyers had been searching for a three-bedroom home with a substantial garden. When 18 Wolstonholme Street went live on 26 March, Abbey organised a private viewing with them before the scheduled weekend open.

“They were looking for a three-bedroom home with a good garden,” Abbey said.

“When I told them about the Alice in Wonderland theme, it turned out to be their favourite movie. But they also loved the outdoor entertaining space and the updates throughout.”

The whimsical garden featured established plantings including camellias, orange blossoms, kumquat and roses, creating year-round appeal. The property’s separate title courtyard design, combined with spacious bedrooms and a renovated interior with downlights, delivered everything the buyers wanted.

The competition

Abbey held one open home on the Saturday after listing, attracting 10 attendees. Two offers emerged — one from the Saturday inspection, the other from the private viewing buyers.

Negotiations went back and forth between the two parties, though Abbey notes the process remained relatively straightforward. The buyers who had connected emotionally with the garden ultimately prevailed, going under contract on 31 March.

What attracted buyers

Beyond the themed garden, buyers commented most on the property’s entertaining credentials. The French doors opening to a covered meals area provided year-round outdoor living, while the open-plan layout created seamless indoor-outdoor flow.

The property’s turnkey presentation — freshly painted, new flooring and carpet, and manicured gardens — meant buyers could move straight in without renovation.

Why Chisholm works

Chisholm attracts families seeking established neighbourhoods with strong educational proximity. Caroline Chisholm School sits 500 metres away, while the area’s 70% long-term resident rate signals stable community appeal that resonates with buyers seeking permanence.

The vendor outcome

The vendors were particularly pleased that buyers appreciated the garden they’d carefully cultivated. Abbey notes this personal connection made the transaction meaningful beyond the financial result.

Abbey’s advice for Chisholm sellers

“A properly presented property will sell itself as long as you’re willing to put in the effort to paint, floor, carpet and do the garden up,” Abbey said.

“Turnkey selling to make the transaction really easy.”

For vendors considering a sale in the area, Abbey’s campaign demonstrates that database targeting combined with excellent presentation creates competition even in markets where properties average 29 days on market.
