Presentation strategy delivers $800k result before property hits market

A Kelmscott agent has demonstrated the power of presentation and buyer relationships by securing an $800,000 off-market sale through her existing investor network, bypassing the traditional marketing process entirely.

A three-bedroom house in Kelmscott has sold off-market for $800,000 after Carol Tuckett of Sherlock Homes Group leveraged her buyer database and presentation expertise to match vendor expectations.

The property at 57 Schruth Street North never reached public marketing, with Carol securing the buyer through her existing investor network before the campaign launch after visiting on of Carol’s other properties for sale.

The result came after comprehensive presentation work by the agent’s in-house renovation team, including painting and paving upgrades designed to maximise the property’s appeal.

Coordinated presentation approach

Carol said the renovation team’s involvement was critical to achieving the vendor’s price goal.

“Presentation is everything. Our in-house renovation team did a lot of tidying up, they did painting, paving to make sure that the property looked its absolute best and then the vendors styled the house after we finished painting and made it presented at its best as well.”

The four-car space property benefited from the coordinated effort between agent, renovation team and vendors, demonstrating the value of presentation investment even in off-market scenarios.

Perth market momentum continues

The Kelmscott sale aligns with Perth’s position as Australia’s strongest-performing capital city market, with PropTrack data showing house prices jumping 15.5 per cent over the year to November.

The realestate.com.au Property Outlook Report forecasts Perth will continue leading the market in 2026, with prices tipped to rise between 7 and 10 per cent as population inflows and undersupply maintain upward pressure.

Carol said the vendors were very happy with the outcome.

“They were very happy to get the price that they wanted so they were able to move on to their new property.”

The sale demonstrates how established agent networks and strategic presentation work can deliver results without traditional marketing exposure, particularly valuable in Perth’s competitive market where buyer demand continues to outpace supply.
