Two weeks in, something was different

After just two weeks of marketing, Wenting noticed something unusual — inquiry levels and open home attendance were tracking well above normal for a unit campaign.

Rather than stick to the original five-week timeline with a 16 May auction date, she suggested moving it forward to 29 April.

“I was expecting another interest rate rise in early May,” Wenting said.

“After talking to the owner, they took my advice and agreed to move forward the auction date.”

The vendors’ trust in that recommendation proved well-placed. The three-bedroom, two-bathroom unit with two lock-up garages attracted nine registered bidders, with eight parties ultimately missing out.

Family ties fuel the bidding

The property’s appeal wasn’t complicated — buyers consistently commented on three features during inspections: the privacy, the park views, and the overall size of the unit.

The successful buyer was local, part of a family-focused search driven by proximity to relatives already living in the area. That family connection gave them the motivation to compete hard on auction day.

Wenting has stayed in touch with the unsuccessful bidders, all of whom remain active in their search. She sees that ongoing connection as a way to match future vendors with motivated, qualified buyers who already know the area.

The vendors were delighted with both the result and the experience — a campaign that wrapped up in 22 days, well below the suburb’s 65-day average.
