Tim Allen from IPS Buyers Agents had dealt with the selling agent on a previous Maroochydore purchase. When his clients — Brisbane based first-time investors who’d spent six months researching investment strategies — engaged him to find a Sunshine Coast opportunity, he picked up the phone.
The success turned on groundwork done before the property was even presented. Tim checked granny flat feasibility with a builder and private certifier, verified zoning, assessed flooding and noise overlays, then positioned an aggressive offer with quick settlement terms to secure the property without it going to the open market.
The preliminary assessment
Tim’s clients wanted granny flat potential. When the selling agent mentioned 9 Clementine Place, Tim immediately engaged his granny flat builder to run the property through their program and confirm with a private certifier that the 762-square-metre block could accommodate the additional dwelling.
“I also checked the property for flooding and any other issues or problems and made sure that it was going to stack up from that sort of point,” Tim said.
“I then double checked the noise and bushfire overlays to find that there was none of them. So we were able to move forward with putting in our offer.”
Once the preliminary checks confirmed feasibility, Tim presented the opportunity to his clients.
“They were absolutely over the moon when they found out we’d secured it,” Tim said.
“They were thrilled to get into the Sunshine Coast market with what they considered a blue-chip opportunity, especially given the granny flat potential and the fact that it was below market value. They felt like they’d really hit the jackpot with this one.”
The negotiation strategy
With no competing buyers but the risk the seller might test the open market, Tim structured an aggressive offer with a 5-day building and pest clause, 7-day finance approval and 21-day settlement.
“We made it nice and quick and easy for her to be able to take ownership of the property,” Tim said.
After some back and forth, the final figure landed at $943,867.
The trickiest moment came when the agent floated the possibility of taking the property to the open market. Tim opened up dialogue to address those concerns, ultimately securing the deal.
