If you’ve wondered why so many capable property managers are leaving the industry, often within their first year, you’re not alone. And if you’ve questioned whether anyone is really listening to what it’s like on the ground right now, this is your chance to change that.
Kolmeo has launched its State of Property Management Survey, a national effort to capture the real experience of property managers, from workload and compliance pressure to pay, wellbeing and career progression.
Take the State of Property Management Survey here
The role of the property manager has changed significantly in recent years. Portfolios are growing, regulation is increasing, and expectations from both renters and landlords continue to rise.
At the same time, the industry is grappling with high turnover and ongoing talent shortages, creating a growing gap between what’s expected of PMs and what’s actually sustainable long term.
These challenges are widely discussed, but rarely measured in a way that drives real change. That’s where this survey comes in.
The aim is to move the conversation beyond anecdote and into something more concrete. By capturing insights directly from property managers across the country, the survey will build a clearer, data-backed view of the profession, one that reflects the realities of the job today.
The findings will help establish more accurate industry benchmarks, better understand the drivers of burnout and attrition, and highlight which areas need to evolve.
Importantly, the results will be independently analysed by Kantar, ensuring the insights are credible, unbiased and meaningful for agencies, industry bodies, technology providers and policymakers alike.
What’s in it for you
Taking part is more than just completing a survey, it’s a chance to influence how the industry evolves. Your input will directly contribute to a national set of insights that can’t be ignored.
Participants will also receive access to the full report once released, giving you visibility into how your experience compares across the industry.
As a thank you, you’ll go into the draw to win one of 10 individual spots in the Property Management Partners PM Academy, a 12-month membership valued at approximately $3,588 in total (subject to T&Cs).
The survey takes around 10–15 minutes to complete and is fully confidential, hosted securely via QuestionPro’s Australian data centre.
The survey closes 8 May 2026.
The bigger picture
Property managers sit at the centre of the rental ecosystem, yet their experience is often underrepresented in how the industry evolves.
If the sector is going to address workload pressures, improve retention and build a more sustainable future, it needs better data, and that starts with the people doing the job every day.
The more responses collected, the more powerful the findings, and the harder they are to ignore.
