Tamara Lee has sold a three-bedroom townhouse at 51 Delamore Street, Ashgrove for $959,000 via private treaty after 28 days attracting a local first-time investor drawn by yield and neighbourhood familiarity.
Tamara knew the north-facing courtyard would sell the three-bedroom townhouse at 51 Delamore Street, Ashgrove, but only if she acknowledged the elephant in the room first.
The property sat close to a main arterial road. Noise was unavoidable. Hiding it wasn’t an option.
“Honesty was the formula here,” Tamara says.
“Hiding the road noise was not something that was possible. So then we had to focus on how enjoyable the front courtyard is, and how rare it is to have a north-facing property.”
That transparency-first approach worked. The townhouse sold for $959,000 via private treaty after 28 days on market, generating 80,929 campaign exposures and 37 physical inspections.
The buyer who stayed local
The property attracted two written offers during the campaign, with a third arriving after it went under contract on 21 September. The successful buyer was a local Ashgrove investor purchasing their first investment property.
“The purchaser recognised the yield of the property versus the purchase price was actually a nice proposition,” Tamara says.
“They also live in Ashgrove, which meant that their first investment property they could keep an eye on, which made them feel quite secure in the purchase.”
For the purchaser, the security of owning an investment in your own neighbourhood proved more valuable than hunting for higher yields elsewhere.
What buyers noticed
The north-facing courtyard dominated inspection feedback. In a small complex of just three townhouses, the light-filled outdoor space became the hero feature, offsetting concerns about road noise.
Tamara positioned the property as entry-level for both investors and first-home buyers, priced under the million-dollar mark. At 3,121 online views and 36 portal inquiries, the digital interest translated to strong foot traffic.
The location advantage
Ashgrove sits about five kilometres northwest of Brisbane CBD, known for leafy streets, character Queenslander homes and strong school catchments. The suburb’s owner-occupier appeal has driven the house median to approximately $1.9–2.0 million, while three-bedroom townhouses and units have recently traded around $1.31 million – significantly above this sale’s entry-level positioning.
The investor reality
Tamara’s closing insight cuts through market noise.
“I would like to suggest not listening to the noise about non-investors in our Brisbane property market,” she says.
“There are still investors out shopping. It’s just a price point of where they perceive the value versus the yields, which has been the case for hundreds of years in property. We still do have investors buying our real estate here in Brisbane.”
For sellers listing in Ashgrove today, the lesson is clear: honest positioning and the right price point still attract buyers – even when the headlines say otherwise.
