The seven-figure real estate price tag has long felt like an insurmountable wall for hopeful home buyers, but fresh property data reveals that budget-conscious Australians may have far more choice in their dream locations than headline figures suggest.
While the national median house price reached $1 million in July according to the latest PropTrack Home Price Index, with typical units touching $700,000, economists emphasise that a single median value tells only part of the story.
Because a median merely represents the middle sale, half of all homes in any given area sit below that line, unlocking unexpected pockets of opportunity across capital city markets.
“A suburb’s median home price is just one point on the distribution, meaning half of the homes in that suburb are more expensive, and half are more affordable,” realestate.com.au Senior Economic Analyst Megan Lieu said. “So, buyer’s may have more choice in their dream suburbs than they realise.”
Across Australia, freestanding house buyers enjoy the highest concentration of affordable choices in Melbourne, where eight suburbs boast a solid 100% of homes priced under $1 million.
Even so, she said there are only 25 suburbs nationally in which every house is valued under $1M and none of these areas are located in Sydney.
Sydney buyers hunting below the median can still find near-certainty in outer western strongholds and the Central Coast; in Blacktown’s Willmot and Tregear, 99% of houses remain priced under $1 million.
For house hunters targeting closer-in or more aspirational suburbs, adjusting expectations or stretching budgets slightly can yield dramatic results.
“For Sydney buyers looking in more premium suburbs, just 3% of houses in Parramatta would be achievable with a budget of $1 million, but that proportion jumps to one in four with a budget of $1.3 million.”
Meanwhile, interstate buyers operating below national medians find strong leverage in outer growth corridors.
For buyers in Brisbane with a below median budget, they have the most choice for houses and units in outer suburbs, like Ipswich and Logan, Ms Lieu said, and unit buyers in Sydney can similarly find sub-$700k options in outer hubs like Vineyard and Warwick Farm.
