Steve Beattie has set a new benchmark for four-bedroom duplexes in Miranda, NSW, guiding vendors to a $2,482,500 auction result through strategic pre-construction consulting and precision marketing.
Steve Beattie knew the biggest challenge wouldn’t be selling the duplex — it would be making it impossible to overlook in a suburb where new duplexes line almost every street.
“Given Miranda has quite a high level of demand for duplexes, we needed to make sure that ours stood out from the rest,” Steve said.
The strategy began months before the 11 April auction, during the construction phase itself.
Building for buyer appeal
Steve worked closely with the vendors throughout the build, consulting on finishes and inclusions based on what he was seeing buyers respond to in the market. The result was a property with premium Taj Mahal stone in the kitchen, cathedral ceilings, and a level of finish that would separate it from competitors.
“I’ve sold before for this client and have future projects with them,” Steve said. “Communication is probably the main thing — keeping them updated on what buyers are talking about, what recent sales are doing, so they can make commercial decisions based on real information.”
The vendors listened. By the time the property hit the market, it was positioned to attract serious attention.
Timing and presentation
Steve’s marketing plan was built around the property’s north-west facing aspect and the lifestyle it offered. Afternoon viewings became essential.
“We made it very accessible for buyers to have a look at multiple times during the campaign, even over Easter,” he said. “Afternoon viewings were essential to really demonstrate the lifestyle of the alfresco leading from the living areas out to the pool and level yard.”
Even the street presence was tactical. Steve left the lights on throughout the campaign to showcase the quality facade — ensuring anyone driving past outside viewing hours had a lasting impression.
“We needed to make sure that people driving past had a lasting impression,” he said. “It was a cul-de-sac and reasonably popular in Miranda, so that 10 out of 10 streetscape was critical.”
The buyer story
The successful purchasers were from out of the area and had been searching for several months across multiple suburbs. What made them commit wasn’t just the property — it was the realisation that nothing else compared.
“They had a choice of a number of suburbs, but were ultimately drawn to this one because of the level of finishes, the inclusions, and that it was just a league of its own above the other competitors in the duplex market,” Steve said.
At auction, three registered bidders competed, with two buyers driving the price through passionate bidding.
“They were very passionate and recognised that this is probably one of a kind available at the current market,” Steve said. “They really needed to make sure they gave it their best to try and secure it.”
The underbidders were disappointed but understood they’d been up against strong competition for a quality home.
Miranda’s duplex landscape
Miranda is a family-oriented suburb in Sydney’s Sutherland Shire, with established amenity including Westfield Miranda, quality schools, and parks. The area has recorded 5.4% suburb growth, with a demographic mix skewing towards families and retirees seeking the lifestyle balance between coastal proximity and urban convenience.

The $2,482,500 result set a new record for a four-bedroom duplex in Miranda — an outcome Steve attributes to getting involved early and building a product buyers actually wanted.
“If we as an agent get involved during the building process and give a little bit of consulting into how things are finished, and also advise the sellers on what buyers are liking at the moment and what they’re not, it will really help us deliver a product that will be popular,” he said.
“Attracting more buyers and managing it correctly will ultimately get them the best outcome.”
