When three days wasn’t fast enough

Shirlz Russell had an offer on the table after three days. The four-bedroom house at 6 Bluewater Court in Bucasia was beautifully presented, ticked every box on the buyer’s criteria, and the price was close enough to negotiate.

Then the buyer asked for Form 21 sign-off on the main dwelling.

“They’d been burnt before and weren’t willing to proceed without it,” Shirlz says.

“We had Form 21 for all the sheds and carports, which proved the council had already signed off on this property. But the current owner didn’t have it for the main dwelling, and we weren’t going to compromise on something that could derail settlement.”

Neither party would budge. The three-day sale evaporated.

The vendor backed the call

The decision to walk away could have rattled a less experienced vendor. Instead, Shirlz’s transparency about why the deal wouldn’t work built confidence in her strategy.

“They were absolutely on board,” she says.

“They understood that getting the right buyer from the start would save everyone time and stress. We’d have a better result at the end rather than going backwards and forwards through a problematic negotiation.”

Six days later, a Sydney investor made an offer that stuck.

What the Sydney buyer saw

The investor had been actively targeting the Mackay region with clear search criteria: four bedrooms, two bathrooms, and a minimum land size. The Bluewater Court property met the brief, but what stood out was the presentation.

“Together we styled the property, and buyers commented on the layout, the undercover car spaces with room for six vehicles, the outdoor entertaining area, and the fact that it’s fully air-conditioned and ready to move into. Nothing has been left undone.”

The presentation paid off with the vendors styling the home, and Shirlz adding the finishing touches with soft furnishings and plants. In a market where investors can be purely numbers-focused, this buyer responded to the care that had gone into the property.

Coaching the buyer to the price

The vendor had a firm number in mind. The investor’s initial offer fell short. Shirlz worked with the buyer to bridge the gap.

“Absolute transparency,” she says.

“I don’t play games. Buyer management and buyer feedback are incredibly important, so I kept both parties up to date with clear lines of communication.”

The investor increased their offer. The property went under contract on 14 March 2026 at $770,000 — $31,000 above the offers-over marketing figure of $739,000. It went unconditional on 27 March.

Two other serious buyers missed out. Both are still looking in the area.
