Shane Hiscock secured a five-bedroom Indooroopilly home for $3.9 million before its first public open — but only after his client had ruled it out and needed to see five other properties first.
When the opportunity at 18 Graham Street came through on 7 November, it was via a listing agent Shane had known for more than a decade. The property had not yet been launched to the broader market, and the relationship provided early access ahead of the scheduled public campaign.
Shane immediately alerted his client — a medical professional and repeat buyer he had acted for twice before. The response was cautious.
“He didn’t feel he liked that particular part of Indooroopilly,” Shane says.
Rather than press the point, Shane shifted strategy. Over the following days, he arranged inspections at five other off-market properties, allowing the client to test his preferences against what was actually available at the upper end of the market.
With each viewing, the brief became clearer.
The client consistently responded to larger land sizes, higher build quality and premium finishes, along with established, tightly held pockets close to key amenities.
Every box, in Shane’s view, led back to Graham Street.
Walking the client through the decision
By 12 November, the listing agent had softly introduced the property to his database, with a public open scheduled for Saturday 16 November. Shane suggested they attend a private inspection before broader competition formed.
At inspection, the alignment was immediate.
“You could see it,” Shane says. “The location, the scale of the house, the land size — it matched the feedback he’d been giving me all week.”
To support the decision, Shane prepared a short valuation video outlining comparable results within Indooroopilly’s premium pockets, explaining how build quality, positioning and land value differentiated the property from nearby alternatives.
Given this was their third purchase together, much of the discussion occurred by phone.
“There was already a high level of trust,” Shane says. “My role was to show where the value sat and let him assess it clearly.”
Securing the property before the open
With limited quality stock available and a public open looming, timing became critical. The goal was to secure the property before Saturday’s inspection introduced wider competition.
Negotiations progressed quickly, with an additional logistical challenge: the client was heading out to dinner on Friday evening and needed to review and sign documentation beforehand.
Agreement was reached on 14 November 2025, with the property secured off-market for $3.9 million — one day before the scheduled open home.
The listing agent later indicated that interest was building strongly ahead of the scheduled open, reinforcing the benefit of securing the property prior to broader market exposure.
Post-contract, Shane also assisted in negotiating the purchase of selected furniture items from the vendor, further smoothing the transition.
A study in patience and positioning
For Shane, the campaign reinforced a consistent principle in buyer representation: the right property is not always accepted at first glance.
“I almost knew we’d be going back to Graham Street,” he says. “He just needed to see the alternatives and compare them.”
The result marked the third successful purchase Shane had completed for the client — a relationship built not on speed alone, but on guiding decision-making with measured advice and timely access.
In a tightly held Indooroopilly pocket where competition can escalate quickly, that combination proved decisive.
