When you receive calls from members of the Century 21 family seeking advice on how to navigate a challenging market, that’s quite normal. However, when those calls start coming from people within the network who rarely, if ever, seek advice, you know the marketplace is tougher than usual.
Over the past fifty years, I have personally experienced just about every difficult market imaginable. Somehow, I have managed not only to survive them but to continue to grow and thrive.
Yet, when you’re in the middle of a tough market, it can seem almost impossible to believe that conditions will ever improve – but they do? They always do.
One of the greatest dangers during challenging times is allowing emotions to drive business decisions, particularly when the focus shifts almost entirely towards reducing costs rather than finding ways to increase revenue.
There is something I can say with absolute confidence after more than five decades in business. Of the many successful people I have met along the way, they have all shared one important characteristic – they were still there when success arrived.
Success eventually comes to those who continue to strive for it. Unfortunately, far too many people give up, lose focus or stop doing the very things that create success, often just before their efforts would have paid off.
So, what does all this have to do with today’s challenging real estate market – everything!
Instead of concentrating solely on the difficulty of making sales, the frustration of dealing with hesitant buyers or the fact that even price reductions are failing to generate offers, you should be focusing on doubling the number of listings you have today.
I can almost hear some of you saying:
“If I’m already having difficulty managing relationships with my current sellers, why on earth would I want more listings that I can’t sell?”
It’s a fair question, but it overlooks one very important point The buyers who were active in the market just a few short months ago haven’t disappeared.
Many are simply sitting on the sidelines, waiting to see what happens with interest rates and hoping to take advantage of the falling property prices they keep hearing about, but those buyers are still there.
And when buyer confidence begins to return, something interesting happens. Initially, buyers return slowly, one by one. Then, as more properties begin to sell, those who have been waiting start to realise that opportunities may be slipping away.
The fear of making the wrong decision is gradually replaced by something far more powerful – the fear of missing out.
That change in sentiment creates competition, competition creates urgency, and urgency can lead to an avalanche of activity. Have we already forgotten what happened during COVID?
Markets can change direction far more quickly than most people anticipate. Those who are prepared when that change comes will be the ones who benefit most. And that brings me back to my original point.
If you want to be there when success arrives, you need to start preparing for it today.
Double your efforts to secure listings. Build your stock levels. Maintain regular, honest and constructive communication with your sellers. Help them understand the market, manage their expectations and reinforce the importance of being ready when buyers return.
Above all, remember that you are not responsible for the market conditions we are experiencing. However, you are responsible for how you respond to them.
The market will change. Buyer confidence will return. Sales activity will increase.
The question is not whether opportunities will return, but whether you will have positioned yourself to take advantage of them. Because the greatest advantage in a recovering market belongs to those who prepared while everyone else was waiting.
And remember – Success doesn’t always arrive when you want it to. The important thing is to make sure you’re still there when it does.
