Paul Denny opens new Raine & Horne office in The Entrance

Experienced real estate professional Paul Denny has opened a new Raine & Horne office in The Entrance, expanding his presence on the NSW Central Coast.

Experienced real estate professional Paul Denny has expanded his footprint on the NSW Central Coast, opening Raine & Horne The Entrance in response to growing buyer demand in the region.

Mr Denny, who has successfully led Raine & Horne Killarney Vale since 2019, brings over 40 years of real estate experience and a 99 per cent sales success rate to the new venture.

The new office will service the entire 2261 postcode, covering areas from Magenta Shores in the north to Bateau Bay and out to Chittaway Bay.

Raine & Horne Executive Chairman Angus Raine said Mr Denny is the ideal choice to lead the 142-year-old brand’s newest office on the NSW Central Coast.

“Paul has previously operated as a principal in The Entrance with another group and has led Raine & Horne Killarney Vale superbly since 2019. He brings unmatched local knowledge, leadership and passion for the 2261 postcode,” Mr Raine said.

Mr Denny said the timing was right to bring a strong local presence back to The Entrance under the trusted Raine & Horne banner.

“Raine & Horne is one of the industry’s super groups with a long-standing legacy in this area. I’ve always found them to be a fair, family-oriented organisation that aligns perfectly with our family-run business. It just feels like the right fit,” said Mr Denny.

The launch coincides with the national rollout of the group’s brand refresh, featuring modern white branding with subtle yellow accents.

“The new look is modern and contemporary and aligns with what buyers and sellers expect from a forward-thinking brand,” Mr Denny said.

The new office features a high-tech transparent LED display window that showcases property images and videos while allowing natural light in.

“Local residents want an agency that’s truly on the ground. Too often, other agencies rotate agents from elsewhere to The Entrance. Many of our team live and work here- and know this market intimately,” he said.

The Entrance is experiencing exceptional demand, with Mr Denny noting the area remains affordable compared to other coastal locations.

“Last month alone, there were 22 houses listed with more than 500 active house hunters,” he said.

“For first home buyers and downsizers, the area remains affordable compared to other coastal locations, especially with many houses in The Entrance still priced under the million-dollar mark.”

Raine & Horne Killarney Vale and Raine & Horne The Entrance have recently expanded into rural listings to meet strong interest from high-net-worth buyers seeking weekenders in areas such as Dooralong and Yarramalong.

“We have seven or eight big acreages for sale, and plenty of enquiries from people with an interest in equestrian activities,” Mr Denny confirmed.

Looking ahead, Mr Denny anticipates a relatively stable market throughout the remainder of 2025.

“There are plenty of buyers, but some agencies are overpricing properties just to win listings. In comparison, with a 99% sales success rate, our office focuses on realistic pricing and local expertise,” he said.
