One apartment, three transactions, 20 years: Brisbane agent delivers another benchmark result

Nik Seirlis has sold 5002/71 Eagle Street in Brisbane’s Riparian Plaza for $4.5 million via private treaty after the first inspection, setting a per-square-metre record for the building.

The three-bedroom, two-and-a-half-bathroom apartment at 5002/71 Eagle Street in Riparian Plaza went under contract in early May with an unconditional offer and 19-day settlement. For the seller, the result delivered a $1.4 million uplift in four years — they had purchased the property with Nik in 2022 for $3.1 million.

The repeat client advantage

Nik’s client base is 86% repeat and referred business, and this campaign demonstrated exactly why. Both the seller and the buyer were past clients who already knew and trusted his approach.

Asked whether Nik has visualised the match-up, Nik responded, “We had multiple potential buyers from our extensive network, and we approached them privately once the property was listed for sale.”

That strategy paid off. While Nik had qualified buyers in mind, he still ran a full marketing campaign including North South Real Estate’s proprietary algorithm to get the property in front of dormant local, interstate and international buyers. Multiple qualified enquiries emerged, but the past client moved rapidly.

“They saw the opportunity and pounced with an unconditional offer, 19-day settlement at an outlier price, setting the per-square-metre record for the building,” Nik said.

World-class media meets Silicon Valley tech

The $4.5 million result marks the third transaction in which Nik has been directly involved with this property. In October 2008, during the global financial crisis, he achieved an all-time record for the building at $3,355,000 — $905,000 more than the previous record sale for that apartment type. The purchaser later sold through other agents while Nik was taking a sabbatical, and the price dropped. When Nik returned, representing his client as a Buyer’s Advocate, he secured the same property off-market for $3.1 million for his current seller.
