Nicholas Armstrong-Smith of Century 21 Armstrong-Smith secured $1.04 million for a one-bedroom apartment at Unit 204/110 Bronte Road, Bondi Junction — a pre-auction result built on years of property management trust and an in-house solution that kept a first-home buyer at the table.
The one-bedroom, one-bathroom apartment with one car space went under contract on 30 June after 28 days on market, delivered to overseas vendors who had entrusted Nicholas’s wife, Shona, with the property’s management since the building was constructed.
The buyer and the sticking point
A first-home buyer represented by a buyer’s agent known to Nicholas emerged as the serious contender early in the campaign. The challenge: a tenant in place with a lease running until November.
“The purchaser’s preference was to settle on the property after the tenant had vacated,” Nicholas said.
Rather than lose the buyer, Nicholas proposed a solution that leveraged his agency’s in-house property management capability.
“We ended up negotiating it satisfactorily that the settlement was a standard settlement and that Shona Armstrong-Smith and our property management team would manage the property until the lease expired so the new purchaser could move in,” he said.
The arrangement turned a potential deal-breaker into a smooth transition, giving the buyer certainty while maintaining the lease obligations.
Signing from halfway around the world
The overseas vendors were both surprised and pleased when Nicholas secured the sale before auction day. One was literally in transit when the contract needed signing, completing the process electronically from the other side of the world.
The result reflects the trust built through years of property management — the kind of relationship that allows an agent to negotiate creatively and vendors to move quickly from a distance.
