Nic Di Rosso of Deximal has sold a two-bedroom, two-bathroom apartment at 4/39–43 Bow River Crescent in Burswood for $1.4 million, attracting a younger family drawn by the area’s transformation rather than its traditional downsizer appeal.
Why the controversial development became a selling point
The marketing acknowledged the state government’s Perth Park project — which includes a proposed new racetrack, amphitheatre and hospitality venues — without overpromising on a development still awaiting final approvals.
“We didn’t shy away from it in our conversations with potential buyers,” Nic says.
“As the siteworks had already begun when we launched, it was a hot topic of discussion with buyers and locals alike within Burswood. The demographic looking at the property were middle-aged people that absolutely loved the area, in particular the space and size of this apartment.”
The approach created a clear split in buyer interest from the first open home. Younger families embraced the precinct’s future vibrancy, while some older buyers expressed concern about the racetrack development.
A family ready for what the precinct could become
The successful buyers — a younger family — wanted exactly what the apartment offered: premium space in an area poised for transformation.
The property’s dual living zones proved particularly attractive. The open-plan family and meals area sits on one side of the kitchen, with a separate sitting area on the opposite side that some residents in the 36-unit complex have converted into third bedrooms.
“They purposely wanted it because of the vibrancy that they believe this particular new precinct will create within the Burswood Peninsula, and they absolutely love it,” Nic says.
The vendors, who work in property, understood the strategic positioning from the outset.
Nic says the property was always going to suit a buyer who embraced the precinct’s future rather than sought its established retirement community feel — and the eventual buyers matched that profile exactly.
Riverside precinct’s demographic evolution
Burswood Peninsula, developed as a luxury riverside precinct with city views in 2007–08, has traditionally attracted retirees. This sale signals a broader demographic shift as the state government’s Perth Park development reshapes the area’s appeal.
Deximal’s office is based within the Burswood Peninsula estate, and Nic focuses exclusively on this segment of the riverside precinct and Perth’s inner northern suburbs.
Burswood’s median unit price sits at approximately $725,000, according to CoreLogic data. Properties across metropolitan Perth typically sell within 14 days, according to REIWA.
