Meagan Xanthis knew the three-bedroom penthouse at 18/1 North Lake Road would sell itself once buyers walked through the door. The challenge was getting them there.
The property was listed with the vendor having bought elsewhere subject to sale, and Meagan had drawn up the contract with a 48-hour clause hanging over the next purchase. Time pressure was real, but so was another obstacle: the strata fees were inflated for 11 months while the building completed maintenance works.
“I spent a lot of time getting to understand the works and chatting with the strata manager so that I could answer any questions that came up,” Meagan said.
“I was completely transparent and honest. I had all the information there in front of me and I was able to explain the numbers and what they were doing. That way, they knew what they were getting into, there wouldn’t be any surprises, and I could manage expectations and give them that level of confidence.”
The private viewing strategy
Meagan pivoted to private inspections rather than scheduled open homes, knowing the property’s exterior didn’t hint at what waited inside. The penthouse delivered generous open-plan living across 220 square metres, with timber floors the vendor had recently refinished, northern aspect for natural light, and river glimpses.
“The apartment doesn’t give you an insight from the outside,” Meagan said. “Getting people actually in was the hard part, but I knew that once I got them in, it would give me a better opportunity to really sell the apartment.”
The buyer who secured the property was a non-local family looking for space that would grow with their children. They weren’t familiar with Alfred Cove, so Meagan focused on the lifestyle sell—the river pathways, the school catchments, the proximity to the city.
“You could see her face just light up,” Meagan said. “It was like a home, but just a couple of stories up. The layout was just beautiful, the space was so generous, and she could see themselves in it for now, and for the future their family would need.”
The negotiation
Meagan worked extensively with both sides to land on the $1.3 million sale price – exactly where the vendor wanted to be.
The result triggered the domino effect the vendor needed. The 48-hour clause on their next purchase was lifted, and the move could proceed without further risk.
At settlement, Meagan presented the vendor with flowers and champagne, receiving a hug in return.
Alfred Cove’s riverside appeal
Alfred Cove sits on the Swan River foreshore in Perth’s inner southwest, within walking distance of river pathways and 2 kilometres from Melville Senior High School. The suburb appeals to families drawn to the catchment area for local schools and proximity to Canning Highway, with a mix of established homes and low-rise apartments along the waterfront.
“Family homes are still in demand, especially because of catchment area for schools and location to the river, the pathways along the river, the lifestyle and proximity to the city,” Meagan said. “It’s an area that’s in great demand.”
