The off-market testing strategy
Lucie ran the single-level house off-market for two weeks before the public launch, using DiJones’ Perfect Match system to identify highly targeted buyers from a database of those active in the previous 90 days.
“We invited buyers ready to transact to have a look at the home,” Lucie said.
“From that, we got really good price feedback. So when we launched the property to market, we were able to market it at a price point that was tested.”
The approach paid off immediately. At the first open home, 10 groups attended and six took contracts.
Two buyers compete
Two of those six moved quickly to make offers, competing to reach the $3.4 million result.

West Pymble sits in the heart of Ku-ring-gai, known for leafy streets, large family homes, and proximity to top-tier schools including Pymble Ladies’ College and Ravenswood. The suburb’s appeal to families seeking space and privacy has kept the median price for four-bedroom homes at $2.96 million, with properties in premium condition commanding higher prices.
Lucie said the current market rewards strategic positioning and realistic pricing.
“The market is challenging for some properties and some are taking longer to sell than others,” she said.
“But it’s all about getting the strategy right for each property. There’s no such thing as a set and forget campaign.”
She noted that in the peak of the market, the property would have been worth between $3.3 million and $3.5 million — and the result landed exactly in that range through competition and correct positioning.
