Leroy MaGee of Hills Estate Group has secured $1 million for a four-bedroom house at 11 Henderson Crescent, Jamisontown, after a two-month private treaty campaign built on meticulous presentation and strategic patience.
The home sold via private treaty on 28 August, with the buyers initially coming in under the million-dollar mark before negotiations brought the deal to settlement at seven figures.
Preparation made the difference
Leroy’s approach began well before the listing went live. The property received fresh paint throughout, new LED downlights, and careful attention to its existing hardwood timber floors.
“I’d get there a bit earlier, open up all the blinds, turn the lights on, open all the windows to air the place out, and just give it a nice fresh feel,” Leroy said.
That consistent, hands-on staging created an atmosphere buyers remembered — even when one feature gave some of them pause.
The parking conversation
The property had an open driveway space rather than covered parking, which became a recurring hesitation point during the campaign.
“They loved the land, the location, and the way it presented,” Leroy said.
“The only drawback with most of the previous buyers prior to the buyer who actually purchased it was the lack of parking on the property.”
For buyers who needed a garage or carport, it was a dealbreaker. For the successful buyers — a family prioritising school proximity and the quiet cul-de-sac location — it wasn’t.
The right buyers changed the conversation
Multiple buyers came in under the million-dollar mark during the campaign, but the vendors held firm.
After several rounds of negotiation, the buyers moved to the million-dollar mark.
The buyers’ priorities were clear — school proximity and the quiet cul-de-sac location mattered more than covered parking — and the property delivered on both.
“They were very happy because when we were getting offers under a mil, obviously they were not too keen on taking those offers,” Leroy said.
“Persistence pays, and we kept going till we hit the mil.”
What vendors in Jamisontown can take from this
For vendors considering a sale in Jamisontown, Leroy’s advice is clear: patience and presentation are the foundation of a strong result.
The four-bedroom home’s full renovation and cul-de-sac position account for its premium positioning relative to the suburb’s median house prices.
