There is no one-size-fits-all formula in Laura Langford’s business. The Republik Property and Ras360 Sales Executive has earned a strong reputation across Brisbane and the Gold Coast by combining strategic thinking with a personalised approach that adapts to every property and every client.
Having launched her real estate career in 2010, Laura’s trajectory has been anything but linear. It’s a background that gives her a unique, almost panoramic view of the market – one that bridges the gap between high-end residential sales and complex commercial transactions.
From global capital to grassroots residential
Laura’s foundation was forged in the fire of high-stakes asset management. Early in her career, a successful run clearing a receivership portfolio of student accommodation in Brisbane caught the eye of a Gold Coast commercial agent who asked her to move to the Gold Coast to work with him. What followed was an immersive education in global real estate dynamics.
“It was really exciting because it was at the time when Chinese buyers were highly active in the market, and we were flying to China and Malaysia,” Laura says.
“We gained an insight into how the market worked on the Gold Coast from a much higher level, rather than just looking at it through a residential lens. We were amalgamating sites and adding value, either by consulting on Development Approvals (DAs), identifying a property’s maximum potential.”
When she eventually transitioned her focus back to the residential space, she brought that rigorous, commercial-grade strategic mindset with her.
“I maintained that strategic mindset of, how can we maximise the sale price for our sellers?”
Homes often have a strong emotional appeal, but Laura looks deeper at what the property has to offer. She analyses the zoning, body corporate schemes, and the less obvious attributes that maximise a seller’s bottom line.
Laura says she has always been fascinated by why certain suburbs and properties outperform, how demographics shape demand and what influences buyer behaviour. She believes understanding the forces behind a market is just as important as understanding the property itself.
Dual brands, maximum agility
Today, Laura operates across a distinct two-brand ecosystem within a diligent team of three. Her primary focus is Republik Property, a bespoke, high-end brand born out of what was formerly a unique independent Savills franchise.
However, she also maintains a strong foothold in Ras360 Property Solutions, a specialised brand designed to help on-site managers rent or sell properties within their letting pools across Queensland’s extensive management rights network.
“Depending on the asset, we completely tailor how we market the property,” Laura says.
Ras360 also offers clients portal access for a fraction of the cost of traditional listing sites.
“The premise of our thought process is looking at the asset, assessing our client’s circumstances, and determining what is genuinely best for both them and the property. It’s a different combination for everyone – with our resources, we can be incredibly dynamic and nimble.”
Leaning into the “curly” transactions
Ask Laura what kind of transactions she genuinely enjoys, and she’s quite direct: “Well, I love the curly ones.”
“I find them more satisfying. They appeal to my interest in psychology. I like working out how to unpack a complex property to achieve a result that is highly advantageous for all parties involved.”
A recent transaction in Labrador highlights this ethos perfectly. Speaking with the seller over 2.5 years as he applied for his DA, and initially launched as an off-market campaign, Laura sensed a lack of execution capability from the prospective buyers.
Rather than pushing through a fragile deal, she read the play, shifted strategy, and took the asset to the open market. The result? A joint-venture structure that secured a result head and shoulders above for her seller than initial off-market expectations.
Mastering the shift in buyer psychology
Operating heavily in the premium apartment and downsizer segments around the Broadwater, Laura has observed a massive shift in what today’s buyers demand.
“Buyers’ expectations have skyrocketed,” she says. “With the rise in marketing quality, AI and property presentation, buyers expect to walk into a beautiful, curated home. When we first started pitching professional styling years ago, some sellers took offence. But we explained, ‘if you want it to achieve a premium price, you have to present the property in a premium way.’ We saw firsthand how this translated to amazing prices, and now, it’s the industry value add.”
In a pressure-cooker market like the Gold Coast, which has seen a massive influx of competing agents, Laura relies on absolute preparation and flawless execution to build immediate trust.
“When buyers arrive at an open home, we have property information laid out and we know our numbers; if you don’t know the exact facts of the property, you’re showing a sign of weakness,” she says.
“Property decisions are significant financially and emotionally. Clients often tell me they appreciate straightforward advice and clear, responsive communication. I don’t believe in unnecessary theatre. I am calm, warm, sensible and easy to work with. I believe people make the best and fastest decisions when they understand the strategy and feel informed every step of the way.”
For Laura, real estate isn’t a race for the shortest days on market or a simple pursuit of transaction volume; it’s an exercise in customised care.
“We are deeply client and property focused. As a sales specialist, my job is to understand exactly why a buyer will fall in love with a property, and anticipate that before they even walk through the door.”
