The approach delivered. Over 40,000 people viewed the property’s advertisements across Facebook and Instagram, translating into 40 groups through inspections and six registered bidders by auction day.

“It’s an auction campaign without a price guide and marketed it with a lot of social media advertising,” Krish said.

When the auction stalled

Auction day brought strong attendance but unexpected dynamics. Bidding opened at $1 million but failed to reach the vendors’ expectations through in-person participation. One bidder, however, had registered online — and Krish recognised an opportunity.

Rather than treating the passed-in result as a setback, Krish immediately pivoted to direct negotiation. For 45 minutes, he worked the phone with the online buyer, moving between the bidder and the vendors to find common ground.

“We were on the phone with the buyer for at least 45 minutes, and we went back and forth with the negotiation, and we finally managed to get a great price for our vendor,” Krish said.

The turning point came from the buyer’s preparation. He had studied the property thoroughly during the campaign, understood its features, and knew what it was worth — making him receptive to structured negotiation when auction theatre didn’t deliver.

The buyers and the result

The successful buyer was an online participant who had invested time researching the property’s value proposition before auction day. His willingness to negotiate post-auction, combined with Krish’s persistence and the auctioneer’s support, closed the gap to $1.115 million.

The vendors’ response confirmed the outcome: a five-star review, a video testimonial, and clear satisfaction with both the price and the process.
