By Saturday, the vendors had accepted a contract but chose to run the scheduled open home anyway. Across all inspections, 30 groups walked through.
“Our market currently is quite busy at the moment,” Katrina says.
“I’ve still got plenty of buyers that just couldn’t move as quickly as what the owners required for this property, so I have walked away with at least 10 buyers ready to go that are currently searching.”
Local family secured the lifestyle package
The successful buyers were a local family Katrina had been working with for some time. They had been searching for their next home with space for a family member moving to the area.
What made them commit? The combination of a near-new build, generous indoor and outdoor space, and a bushland outlook that felt remote despite the property’s central Kingston location.
“They felt remote even though they were right in the centre of Kingston,” Katrina says.
Marketing video told the lifestyle story
Katrina’s approach to marketing leans heavily on storytelling rather than feature lists. For this campaign, she created a video showcasing the property’s lifestyle appeal — including footage of the vendors roasting marshmallows at the fire pit in the entertaining area.
Buyers arrived at inspections already knowing what to expect, having watched the video beforehand. The bushland outlook and convenience to local shops and services were the two elements every group zeroed in on.
“Rather than selling the house, it’s selling the location and what it can offer those buyers,” Katrina says.
“Being able to sell that story to them, but also honing in on what they were going to miss most about the house — that bush outlook, having that beautiful level backyard, and the fire pit with the entertaining area.”
The vendors were deeply involved in shaping the campaign, sharing what they loved most about the property so Katrina could communicate that emotional connection to prospective buyers.
