Kartavya Thakkar sold a four-bedroom house on a near-500 square metre block in Tarneit for $720,000, selling unconditionally before auction after 21 days on the market.
When Kartavya took on the listing at 16 Granya Street, the four-bedroom house had already spent 210 days on the market across two earlier campaigns. The vendors were motivated to sell for the right price. What they needed was a different approach.
Kartavya saw potential in the property itself. The side access and a block of almost 500 square metres pointed to buyers who were out there but needed the right structure to commit.
“The side access and the bigger land of nearly 500 square metres clearly told me the buyers are out there in the market,” Kartavya said. “It just needed the right strategy for them to go on the contract.”
Building competition in a quiet market
Kartavya recommended an auction campaign rather than waiting for a single buyer to appear.
“We need to create the competition in the market, and that healthy competition will bring the results,” he said.
The market was quiet, so he used his buyer database and targeted social media advertising to reach groups known to be searching in that price range.
Buyers had plenty of chances to see the home. Kartavya held around 18 inspections across 21 days, spread through the week. He said he expected strong enquiry from day one.
The vendors accepted an offer ahead of auction day. The sale went unconditional in the third week at $720,000.
Four offers and a buyer with plans for the land
The campaign drew four offers, and the highest took the home. The buyer, a small business owner, saw potential to make better use of the land.
The competition did not end with the sale. Six buyers from the campaign remain active, Kartavya said, and several are ready to place unconditional offers. For owners weighing a sale nearby, that pool of ready buyers is a useful indicator.
The vendors were delighted with the outcome and have been telling friends and family about it. Kartavya said their reaction motivated him through to the close.
Why this Tarneit pocket works
Tarneit is a family-oriented suburb in Melbourne’s west, known for newer estates, parks and schools. Kartavya pointed to the walk to the station and school and the Tarneit P–9 catchment as the pocket’s main drawcards.
According to property research data, recent four-bedroom, two-bathroom house sales within about 2km ranged from A$585,000 to A$740,000. The suburb’s median house price is about A$670,000.
