After ten years of continuous tenancy, the four-bedroom Livingston estate home presented as dark and tired. Patching was visible, paint had faded, and lighting was inconsistent throughout the property.

The $750,000 result sat marginally above the suburb’s $735,000 median, with the outcome driven more by competition than by price alone.

For the owners, the result validated a decision to invest in presentation before going to market — a strategy that turned a dated rental into a four-day sale.
