“It was the floor plan actually and the basic solid build,” Karen said. “It had a separate laundry which was a win from a lot of buyer perspectives and the separate bathroom to the toilet was also a standout. The kitchen was workable and functional and just a nice size and there was plenty of room in the living area.”

The unit’s position backing onto a park added further appeal, particularly for the eventual buyer.

A local first-home buyer committed within three days, supported by family who endorsed the property as a solid starter home. He was one of nine offers — meaning eight people missed out.

“We have lots of people that are still looking in that area for a similar style of property,” Karen said, signalling ongoing demand in Summerhill’s first-home buyer segment.

For the vendors — interstate investors managing mortgage costs while the property sat vacant — the quick turnaround delivered value beyond the $430,000 sale price.

“The less time that property was on the market, the less of their outgoings were being used to pay the mortgage,” Karen said. “The quicker outcome and turnaround really worked for them.”

The result exceeded the vendors’ price expectations.
