Joshua Howison takes Coomera acreages off the portals securing a developer buyer

Joshua Howison of Coastal° has sold two acreage properties totalling 7.3 hectares at Yawalpah Road, Coomera, in a campaign that moved from the portals to a private buyer shortlist.

When Joshua listed two Coomera acreages in 2025, the enquiry was plentiful but largely non-committal. Most buyers were developers who wanted to lock a site into due diligence rather than commit.

The properties at 462 and 474 Yawalpah Road each span about 3.6 hectares and include a four-bedroom, two-bathroom house with a pool. 462 has a three-bay shed with mezzanine, and 474 has a spare shed.

From the portals to a private shortlist

The campaign ran for 90 days across realestate.com.au, realestatecommercial.com.au and Development Ready, and through Joshua's own database.

Once offers stopped arriving, he took the properties off the portals and focused on the buyers who were ready to act. An earlier contract did not proceed when the developer's finance fell short, and Joshua kept working the shortlist.

The private phase also gave the vendors a break. Showing 7.3 hectares to buyer after buyer, while listed online, had worn on them.

Selling the growth corridor story

To bring those buyers across the line, Joshua walked them through what is being built around the sites. That included a hospital development upsized from 401 to 630 beds, the Southway business park behind Costco, more land releases across the northern Gold Coast and the Coomera Connector, with an on-off ramp positioned to suit the properties.

Buyers could see potential for a material change of use, either commercial or higher-density residential, and a chance to combine the sites into something more versatile.

"We call it the Northern Growth Corridor in Gold Coast because it is nothing but development since 2019 throughout this area," Joshua said.

Developers competing, and more waiting

The buyer is an established developer Joshua has known for years. They had already delivered projects in the corridor and were expanding into Coomera. Other developers contested the sites.

Under a non-disclosure agreement, the buyer's identity and the final figure remain confidential, in keeping with the discretion expected on transactions of this scale.

The underbidders have not gone away. Joshua steered one developer into a separate acquisition in the area, and says another three to four buyers, with up to A$20 million between them, are actively searching the corridor.

A cleaner outcome for the vendors

For the vendors, the result was about their next chapter. The terms were clean, with deposit funds released to them straight away, putting them in a strong position to buy their next property.

Joshua said they were also pleased to sell as market sentiment softened between last year and this. He described the sale as a huge weight off their shoulders.

His advice to owners of oversized holdings in Coomera, Pimpama, Jacobs Well and Coomera Waters is to move while buyers are hungry. Many of these sites have been in families for 30 to 40 years.

"This is probably the beneficial position where you're going to see a lot of those getting released, and then you're going to see what an insular market would once be become an inundated market," Joshua said.

Coomera's western edge

Coomera combines established suburbs, newer estates and semi-rural fringes, with Westfield Coomera, the train station, Pacific Motorway access and the Coomera River nearby. Yawalpah Road sits on the suburb's western edge, where holdings offer far more land and privacy than typical Coomera homes, though with less walkable access to shops and transport than the newer estates.
