Local family's 18-month search ends with lifestyle property in Myall Park

Jordan Bavaresco has sold a four-bedroom house on acreage in Myall Park, New South Wales, for $1,385,000 prior to auction after 13 days on market, using pre-market inspections to establish pricing where comparable sales were scarce.

Jordan Bavaresco felt he knew who his buyer was going to be before the campaign even launched.

The four-bedroom house on acreage at 259 McPherson Road in Myall Park had the kind of attributes that don’t come up often in this market — period features, turnkey presentation, and 360-degree uninterrupted views towards the McPherson Range and overlooking the CBD.

The buyers, a young local family, had been searching for a suitable lifestyle property for 18 months. During that time, they had inspected another home on McPherson Road with an agent from Jordan’s office and had come close to purchasing it.

That property hadn’t quite met their needs. When 259 McPherson Road came onto the market, its period features, turnkey presentation and uninterrupted views towards the McPherson Range offered the combination they had been looking for.

“There is a genuine gap in the market for these lifestyle acreage properties,” Jordan said.

“With these guys, it was 18 months before they found something quite suitable. When one does come up and it’s positioned correctly within the market, it always goes.”

Pre-market inspections in a unique market

The challenge was pricing. There weren’t many comparable sales to guide the vendors, who were nervous about listing at the upper end of the local market while external economic factors created uncertainty.

Jordan’s solution was to run pre-market inspections with genuine buyers who had made offers and missed out on previous properties.

“We sat down with the owner and went through that feedback in quite detail — what they liked about the home, what didn’t quite suit them, and ultimately what they thought the property was worth to them,” Jordan said.

“Once we established some pre-market feedback, we used that as a guide to set some parameters around pricing when we launched.”

The feedback gave the vendors a more informed basis for pricing a property with few direct comparables.

With an auction campaign planned, the strategy allowed for either a sale under the hammer or a strong result beforehand, while keeping the vendors informed and confident throughout.

The social media edge

Jordan was competing with another agent for the listing, and his approach to social media marketing was one of the reasons the vendors chose him.

His campaign focused on reaching buyers interested in lifestyle acreage properties, generating more than 30,000 views across social media.

The reach mattered in a market where turnkey lifestyle properties are few and far between.

For the local family who had been searching for 18 months, the combination of period features, turnkey presentation and panoramic views made this property the right fit.

They secured the home prior to auction after just 13 days on market.

What it means for the market

For vendors considering a sale in this location, Jordan believes the right strategy and a thoughtful process are particularly important when comparable sales are limited.

The vendors were downsizing and had been nervous about taking their property to market, particularly given its unique attributes and position at the upper end of the local price range.

“One of my biggest roles was keeping them updated throughout the campaign, giving them a lot of confidence with buyer feedback and inquiry level, rather than letting them get caught up in the broader market noise,” Jordan said.

“We were able to demonstrate genuine demand for their home.”

The regular communication and feedback helped the vendors remain confident in the campaign, which ultimately delivered a $1,385,000 result before auction.
