Fresh approach delivers seven-day sale after four-month listing stall

Jodie Weir of Harcourts Huon Valley sold a three-bedroom Kettering acreage in seven days by ditching open homes and personally guiding buyers up the property’s steep mountainside driveway during one-on-one inspections — after the listing stalled for four months with another agent.

Fresh photography generates 19 inquiries in week one

The property at 242 Watsons Road, Kettering, had been listed with another agency but failed to convert interest into a successful sale. When Jodie took over the listing, she introduced twilight photography, selected different hero shots from the existing catalogue, and deployed Audience Maximiser to target both social media and her buyer database.

The refresh generated 19 online inquiries in the first week, with seven inspections scheduled.

Steep driveway solved with personal guided inspections

The property’s location high on the mountainside delivered spectacular views across the water to Bruny Island, but the steep, winding driveway put some buyers off.

“They loved the views, but the property did have something that put a lot of people off — it was up the side of a mountain, so it was a steep, windy driveway which did put some buyers off because they were concerned with navigating that themselves,” Jodie says.

The elevation delivered spectacular views, but Jodie recognised the practical challenge would deter some buyers.

Her solution was to abandon traditional open homes and conduct one-on-one inspections, allowing her to guide each buyer up the driveway and explain the best approach to navigation.

Offer structured to avoid inspection failure

The vendors had experienced a previous offer collapse after a building inspection flagged issues with a 50-year-old log cabin on the property. When Jodie secured a new buyer, she negotiated an offer that excluded the cabin from the building inspection scope.

“They were very happy when I was able to bring an offer that did not include that as part of the building inspection,” she says.

30-minutes-to-Hobart sweet spot

Jodie says properties offering a rural feel within 30 minutes of Hobart are attracting strong buyer interest.

Kettering’s median three-bedroom house price sits at $975,500, with 28.7 per cent growth recorded over the past 12 months, according to recent market data.
