Main road property repositioned as clinic site delivers record result

Jalpa Patel and Jerry Jacob of YPA Tarneit – Truganina have sold a four-bedroom house at 929 Sears Road, Tarneit, for $736,000 by marketing it as a commercial opportunity rather than purely a family home.

The private treaty result came after Jerry repositioned the campaign to target doctors, allied health professionals, and small business owners who would benefit from the property’s high-exposure location on a road carrying over 5,000 vehicles daily.

Pitching the commercial case from day one

When the vendor — who had owned the property for over a decade after buying it through Jerry’s agency — interviewed multiple agents for the listing, most presented residential price expectations in the $650,000 to $700,000 range.

At the listing presentation, Jalpa and Jerry proposed a commercial-focused campaign — a different approach to the residential pricing most agents had outlined.

“Instead of marketing it as just a standard residential home, we focused the campaign heavily on its commercial potential,” Jerry said.

“We made sure that every buyer who walked through understood the high-exposure location, the side and two-way access, wider frontage, and the development potential subject to council approval.”

The 18-year-old house sits on 543 square metres with only 19 squares of built area. While some buyers initially negotiated on the smaller house size, Jalpa and Jerry explained that the smaller footprint left more usable land at the rear, making future development or expansion easier, subject to council approval.

Finding the buyer who wasn’t looking

Rather than waiting for the right buyer to appear, Jalpa and Jerry worked their database to identify potential commercial users.

The eventual purchaser plans a commercial use for the property and wasn’t actively searching when the campaign reached them.

Three other offers came through, all in the $660,000 to $690,000 range.

The campaign also attracted first-home buyers, but Jerry said the strategy was always aimed at commercial users who could see the property’s full value.

“We had a very specific target audience in mind — health professionals, allied health operators, and small business owners who needed a high-visibility location,” Jerry said.

The $736,000 result sits $36,000 above typical prices for similar four-bedroom houses in the area — a premium directly tied to the commercial repositioning.
