When Janey Pagels took on the listing for 6 Breelya Rise — arguably Canning Vale’s most bespoke property — she knew standard marketing wouldn’t do it justice. The architecturally designed home, elevated with views to the hills, needed a campaign that matched its luxury positioning.
The answer was twilight photography and a Wednesday evening twilight open as the campaign launch.
The twilight strategy
Janey priced the property at buyers above $2.35 million and scheduled the first inspection for twilight to accentuate the home’s design and elevated setting. Nine groups attended that first open, with four couples expressing immediate interest.
“The property itself is possibly the most bespoke property in Canning Vale,” Janey said.
“It was architecturally designed and therefore to showcase how luxurious this property was, we needed to do the twilight viewing.”
By the following Saturday’s open, another seven groups had inspected. Within 24 hours of that first twilight viewing, four couples had registered serious interest — signalling the strategy had worked.
The buyer who’d been waiting
The eventual buyer wasn’t new to Breelya Rise. She had missed out on Janey’s number 9 listing earlier in the year and had been specifically watching for another property to become available on what she considered one of Canning Vale’s best streets.
She attended both the twilight open and the Saturday inspection, then submitted her offer.
“She came through the first home open and then the second and pretty much put her offer in to secure the property,” Janey said.
The negotiation involved multiple rounds. The buyer initially came in lower than the asking price, but Janey held firm, pointing to the three other interested couples. The seller, who had already purchased elsewhere, was open to considering offers and eventually accepted $2.3 million being a result that satisfied all parties.
The elevated position advantage
The home’s elevated setting with views to the hills proved crucial in the twilight presentation. The five-bedroom, three-bathroom residence on a 614-square-metre block showcased its architectural credentials under evening lighting, reinforcing its position as a premium offering in the estate.
Premium address, premium demand
Livingston Park Estate is widely regarded as Canning Vale’s premier address, featuring modern architecturally designed homes on elevated blocks. The estate’s positioning and quality of housing stock consistently attracts buyers seeking the area’s best residential offering.
Janey’s approach to vendor communication also played a role in the smooth outcome. She kept all parties informed throughout, showing the sellers every offer — even those that came in under the asking price and weren’t formally written up.
“The vendors were very, very happy with the outcome and extremely happy with the process, the advertising, and the way I conducted myself at the opens and during the negotiating process,” Janey said.
“I always go back to my buyers to let them know whether or not they are in the running for the contract. I never leave them hanging.”
The forward view
The sale has already generated enquiries from other Livingston Park Estate residents considering their own moves. Janey has had two contacts from homeowners in the area asking about her process and the outcome at number 6.
“Our market is extremely hot. There is low stock, so properties like this are reaching a premium price outcome,” Janey said.
“People are thinking about moving, but due to low stock, they’re taking their time.”
For sellers in similar premium pockets, the message is clear: when stock is tight and demand is strong, the right presentation strategy can create competition — even at the top end of the market.
