Social media blitz delivers two buyers for Huntlee family home in under a month

Jackie Turner sold a four-bedroom house at 62 Cheetham Crescent, North Rothbury for $1,460,000 via private treaty in under a month, with social media walkthrough videos generating two competing buyers.

Social media as the campaign engine

Jackie Turner sold a four-bedroom house at 62 Cheetham Crescent, North Rothbury for $1,460,000 via private treaty in under a month — and the campaign strategy was highly influenced by Jackie’s social media execution.

The challenge was clear from the start: the vendors had built their family home just a year earlier but found their dream acreage property and wanted to move quickly while their children were young. Jackie needed a campaign that would generate immediate attention and deliver a fast result.

“Social media was a big player in this sale,” Jackie said.

“One of the biggest blocks in Huntlee and a stunning home — my walkthrough videos gained huge traction and a lot of discussion on Facebook and Instagram.”

The videos focused on the features that would resonate with lifestyle buyers: the 3,400+ m² block, the surrounding bushlands, the modern kitchen, and multiple living areas. The content worked. Jackie spent the first 48 hours after posting fielding questions and comments.

“A block size that big in Huntlee is unusual,” she said.

That scarcity became the campaign’s emotional hook. Buyers weren’t just responding to the house — they were responding to the opportunity to secure rare land in a sought-after master-planned community.

Two buyers at the same price

The social campaign delivered exactly what Jackie needed: genuine competition.

Two buyers emerged, both prepared to pay $1,460,000. The vendors, who had been open and communicative throughout the process, were thrilled with both the speed and the outcome.

“We worked very closely and very well together throughout the campaign,” Jackie said.

“They were really happy that the result came as quickly as it did.”

The buyer who secured the property is now positioned in one of Huntlee’s most desirable pockets, with space, privacy, and a bushland outlook that’s increasingly hard to find in newer residential communities.

The Huntlee appeal

Huntlee is a master-planned community in North Rothbury focused on executive-style homes on a variety of block sizes, offering a lifestyle alternative to denser suburban developments across the Hunter Valley. The area appeals to all generations, from young couples, to families & retirees, within commuting distance of Newcastle and the Hunter wine region. The area is set to boom again with the opening of local schools in 2028.

For Jackie, the campaign confirmed what she already knew about her local market: when you identify the feature that sets a property apart and build your content strategy around it, buyers respond.

The vendors moved on to their next adventure. Two buyers competed for the opportunity. And the campaign delivered a result in under a month — exactly as planned.
