First home buyer scheme drives $91,000 premium for Reedy Creek Townhouse

Targeted digital campaign generates 23 offers and almost six-figure price lift near Robina.

A two-bedroom duplex-style townhouse in Reedy Creek has sold for $790,000, $91,000 above the initial asking price, after Helen Hillier LREA, and Dennis McDermott, Principal of McDermott Residential on the Gold Coast executed a targeted digital campaign that generated 23 competing offers.

The property at 74/30 Gemvale Road attracted 85 inspections over 20 days, with federal First Home Buyer incentives driving fierce competition for the original-condition property located near Robina Town Centre and ten minutes’ drive from Burleigh Beach.

Strategic buyer targeting delivered premium result

Helen positioned the spacious two-bedroom, one-bathroom duplex-style townhouse with one lock-up garage and one car space to appeal to three distinct buyer groups.

“We marketed it through realestate.com.au and Audience Maximiser and we aimed it at first-home buyers, renovators and investors,” Helen said. We knew the First Home Buyer Scheme would heighten urgency and competition in this price range and location, so we crafted the campaign to speak directly to that audience.

The strategy generated 23 formal offers as buyers competed for the property, which featured spectacular district views from both ground and first levels and significant renovation potential – a rare opportunity in a high-demand growth corridor.

“After intense competition over 20 days, the first-home buyer who purchased the property was buying it with the assistance of her father who was going to help her renovate,” Helen said.

First home buyer scheme created upward price pressure

The final sale price of $790,000 represented a $91,000 premium over the initial asking price of “offers over $699,000”, driven largely by competition from first-home buyers accessing federal incentives.

“The First Home Buyer Scheme drove the price up from offers over $699,000 with a final result of $790,000, $91,000 over the initial asking price because of the intense competition created by the First Home Buyer Scheme,” Helen said. “It transformed what might have been a mid-$700,000s sale into a near $800,000 result.

The property’s central Reedy Creek location proved highly attractive to entry-level buyers seeking proximity to Robina Town Centre and coastal lifestyle amenities.

The townhouse sale demonstrates how a targeted digital marketing campaign combined with government incentives can create significant competition for well-positioned entry-level properties in growth locations. For vendors, it’s a compelling case study in how strategic positioning and digital reach can unlock substantial premiums in record time.
