The property attracted two registered bidders at auction on 22 August 2026 but passed in when bidding fell short of reserve. Rather than adjourn, Gemma immediately activated a private negotiation process with five interested parties — including conditional buyers who had been tracking the campaign.
“We let them know there were other offers and interest, and we worked closely with every buyer to understand their maximum limit so that we were getting the best possible result for our client whilst placing the right buyer with the property,” Gemma said.
The transparency approach worked. By evening, she had secured an unconditional cash offer that exceeded the auction bidding by $100,000.
The buyer who waived finance
“The buyer that secured the property was at the same price point as the second buyer who just missed out,” Gemma said.
“However, what made their offer more attractive is they waived their finance condition, and we were able to sell the property as an unconditional cash offer.”
The buyer purchased the property for his parents to move into — a detail that underscores the multi-generational appeal of large Gold Coast blocks close to established amenities.
The four unsuccessful buyers remain active in Gemma’s pipeline, all still searching in the Helensvale area.
Repeat client trust and comprehensive preparation

“They felt a little disappointed in not reaching the result initially under the hammer,” Gemma said.
