“It’s a little bit like the Goldilocks story,” Fiona says.
“The first time it was too high, the second time it was too messy, the third time the price was good and the presentation was good.”
The property—originally built as horse stables for the historic Addleston Estate—was first listed with another agent in January 2025 at an inflated price. Despite beautiful styling and professional photography, it sat on the market for four months during a softer period. The vendors then leased the property for 12 months to recover lost rental income.
When Fiona took over the listing in March 2026, she adjusted the price to $1.095 million and relisted while the tenant remained in occupation. The property was messy and poorly presented. An offer of $960,000 came through during that campaign, but the terms didn’t align and the property was withdrawn.
The interstate investor who’d been watching
When the tenant finally vacated in July 2026, Fiona saw her opportunity.
“I contacted the owner and said, ‘I think we can sell this now. We’ve got the price right. It’s vacant. The presentation’s good.'”
The property was launched for the third time on 31 July and sold five days later on 5 August.
Within days, a local buyer’s agent approached Fiona on behalf of an interstate client who’d been watching the property since April. The buyer—using a self-managed superannuation fund—was drawn to the heritage listing, the location, and the investment fundamentals.
Fiona’s rental appraisal of $850 per week delivered strong yield for a property at this price point. The buyer committed after a single inspection.
“The heritage listing would deter some buyers, but it really is priceless for the right buyer who appreciates all the history,” Fiona says.
The property’s heritage significance as part of the Addleston Estate—built for Mr Grant, a significant figure in Tasmanian history—added scarcity value that couldn’t be replicated.
A heritage precinct close to the city
Glebe is a heritage-rich inner-city suburb within walking distance of Hobart’s CBD, the waterfront precinct, and the Royal Hobart Hospital. The property features views of Mount Wellington and sits within the Campbell Street Primary School catchment. The immediate area is characterised by historic dwellings and strong heritage character, with the Domain Tennis Centre and local hospitality precincts nearby.
No additional marketing costs
Because Fiona relisted within 90 days of the previous campaign, the vendors incurred no new marketing expenses. The professional photography from the January 2025 styling was still current, and the property’s presentation—now vacant and tidy—spoke for itself.
The vendors completed minor improvements before relisting, but the real shift was timing and price discipline.
Full-circle outcome
The interstate buyer will lease the property through Fiona’s office once settlement completes on 25 September, creating an ongoing relationship beyond the sale.
“The vendors were very happy with the result, and very glad that someone bought it who really appreciates the property and loves it just as much as they do,” Fiona says.
For sellers of heritage-listed properties, the three campaigns demonstrate the importance of pricing discipline, presentation timing, and patience in finding the buyer who genuinely values what makes the property unique.
