“Most people loved the property for the style and the character,” Emma said.

“It had huge potential — it was on a big block with a studio at the back, but they could see the potential in either subdividing or demolishing and building six townhouses. But in the end, most people loved it for what it was.”

Six offers and a clean contract

The first weekend delivered six offers from competing families. One stood out: a cash buyer who wanted to settle in 30 days with no building or pest inspection.

“There was huge relief,” Emma said.

“Numerous offers were all around the same amount, but this one was a nice clean contract, which really helped the vendor with the purchase of his own property.”

The 30-day settlement worked perfectly with Emma’s negotiated tenant timeline.

Emma’s forward read on the market is clear: character homes with land are trumping subdivision potential in Hamilton Hill.

“A lot of people are looking for good character homes that have great garden spaces,” she said.

“As much as this had subdivisional and R60 potential, the majority of people wanted to retain it and live in it as a family with that land space. Having the character with the floorboards and stone features is always more popular than what the newer builds are at the moment.”
