The three-bedroom, two-bathroom townhouse at 2/14 Laurina Avenue sold for $1.25 million via private treaty on 16 February after attracting multiple offers — the highest price recorded for a townhouse in the suburb.
“Just with my experience in Helensburgh I was able to say what works and what doesn’t, and the developer listened and created,” Elle said.
The property formed part of a boutique development of eight contemporary townhouses and villas, where Elle advised on features during the design phase.
Local buyers wanted modern interiors, light-filled spaces, a garage with an additional car spot, and a separate study — all of which were incorporated into the final design.
Multiple offers and a decisive buyer
The strategic approach paid off at inspection, with buyers commenting most on the modern interiors Elle had recommended.
Multiple offers followed, but one buyer stood out immediately.
“The buyer was ready and knew what she needed to do, offered a 66W to waive the cooling-off period and put the offer in as soon as she saw the property,” Elle said.
The 66W clause — which allows buyers to waive the standard cooling-off period — demonstrated the buyer’s confidence and helped secure the property quickly.
Several other buyers missed out, with the competition driving the final price to record territory.
